An Emprical Study On The Business Performance Of The Foreign Invested Real Estate Enterprises In Shaanxi Province

The trend of economic globalization is increasingly obvious, more and more countries are beginning to use the introduction of foreign capital, the introduction of foreign advanced management level and operation mode, so that the host country’s economy further rapid development. Since 2002, China become the country which attracts the most foreign direct investment in the world. In recent years, the real estate industry utilizing foreign direct investment has increased year by year, the importance of foreign investment in real estate development for national economic development is more and more obvious.Generally, the operating performance of company was reflected in financial statements, Financial statement analysis, used as a general analysis method, objectively evaluated the companies’ business performance and financial position. Therefore, this paper selected the data from 2011 to 2013 as samples to empirical analysis the operating performance of company and the effect factors of performance in Shaanxi Province.This paper analyzes the status and characteristics of the operating performance of foreign real estate enterprises from the enterprise level in Shaanxi Province, and on this basis, the index factors are selected with the method of principal component analysis, which have a higher degree impact on the business performance,and then use the multiple regression analysis to explore the correlation between the Shaanxi province foreign real estate performance and its factors, for promoting the development of the policy of the real estate industry to provide an empirical basis. The results showed that: 1, the overall quality of foreign investment in Shaanxi province is not high; 2, the foreign investment enterprises in the sole ownership tendency of Shaanxi obviously; 3, Foreign-invested enterprises’ performance has a significant and positive correlation with the scale of the enterprise; 4, Foreign-invested enterprises’ performance has a negative correlation with ownership structure; 5, Foreign-invested enterprises’ performance has a significant and positive correlation with capital structure.
