With the deepening of reform and opening up,the country's innovation-driven development and urban innovation level continues to be improved,by the promotion of urban comprehensive competitiveness,industrial structure have been upgrading,and the strengthening of enterprise innovation technology have played a major role in promoting the construction of innovative Cities and major cities have responded positively to the central government policy and turned their attention to the science and technology industry.They are committed to promoting urban economic development through the development of high-tech industries.However,as China's housing prices climbed step by step,the impact of housing price increases on urban science and technology competitiveness gradually became more prominent.This paper selected 15 representative cities as research objects,and analyzed the impact of housing prices on urban science and technology competitiveness.This paper takes 15 cities with relatively developed cities as research objects,builds GMM model with dynamic panel data from 2008 to 2017,and builds an evaluation system including five first-level indicators and 23 second-level indicators to evaluate integrate urban science and technology competitiveness.and then carry out relevant analysis,taking the house price increase rate as the explanatory variable,the urban science and technology competitiveness as the explanatory variable,introducing the relevant control variables,and using the dependent variable of the first period as the instrumental variable to empirically analyze the housing price to the city's scientific and technological competitiveness.Influence the degree of influence,and then further demonstrate the impact of housing prices on urban science and technology competitiveness,and draw the following conclusions: First,on the whole,the impact of rising house prices on the improvement of urban science and technology competitiveness is negatively related.For every 1 percentage point increase in house prices,urban science and technology competitiveness will be reduced by 5.39%.Second,house prices will rise to urban science and technology competitiveness.The impact is achieved through the impact of innovation environment and technological innovation,followed by human capital,capital investment and industrial development.Third,the impact of rising housing prices on urban science and technology competitiveness has urban differences.Fourth,housing prices are not The only influencing factor of urban technology competitiveness.Therefore,in order to enhance the city's scientific and technological competitiveness,we should strictly control the housing price level,reasonably guide the real estate market to promote Kang,promote the agglomeration of high-tech industries and the diffusion of science and technology,which also promotes the coordinated development of the real estate market and the science and technology industry.Therefore,we must adjust the housing prices according to local conditions,actively guide the rational and orderly flow of enterprises and labor,and scientifically lay out industries to promote the optimization and upgrading of industrial structure.
