Quality Evaluation On Micro-dimensional Factors Affecting Location Selection Of Boutique Hotels In Hangzhou

With the upgrading of consumption,boutique hotels have emerged as a new format of hotel business,growing beyond the standard mode of traditional hotels and catering for public demands for customized services.Location selection as a crucial and irreversible task plays a vital role in the future development of any new hotel,and is particularly relevant to boutique hotels due to their irreplicable,regional features.Based on existing studies and results from the first round of interview with experts in the industry,this thesis attempts to establish a preliminary system of micro-dimensional factors affecting location selection,which covers natural landscape,history and culture,business cluster,transport conveniency,and compatibility between customer profiling and location selection.During the second round of interview with experts,the weight of each factor is determined using a survey,and then through a second survey and calculations,a quality evaluation is conducted on the micro-dimensional location selection of 29 boutique hotels in Hangzhou.Lastly,the thesis proposes a few points on the characteristics of location selection for boutique hotels in Hangzhou.The conclusions of the current study may be outlined as follows.(1)For boutique hotels in Hangzhou,among all micro-dimensional factors affecting location selection,three most important factors are: natural landscape,history and culture,and compatibility between customer profiling and location selection.(2)Compared with other boutique hotels in downtown Hangzhou,Hangzhou Relais & Chateaux Chaptel,Zhejiang West Lake Villa,and West Lake State Guesthouse are top rated in terms of micro-dimensional factors affecting location selection.They are surrounded by best natural landscape and located in a CBD area with a historic and cultural atmosphere,enjoying highly convenient transport conditions and high compatibility between their customer profiling and location selection.Second to these are: Hangzhou SSAW Boutique Hotel,Scholars Hotel,and the East Hotel Hangzhou.(3)The compatibility between customer profiling and location selection is determined as a critical micro-level indicator in selecting location for boutique hotels,with strong impacts on their future operation.
