Analysis Of The Evolution Of The Housing Industry Chain From The Perspective Of Relationship Governance

Under the realistic background of insufficient construction resource endowment,low utilization rate of resources and high social cost caused by construction waste disposal,it is imperative to fine division of labor between construction industry structure adjustment and socialized large-scale production.However,due to the comprehensiveness and unscientific nature of policy regulation,high prices of industrial housing and other construction products and poor market acceptance still exist,the operation efficiency of housing industry chain is low.In order to solve the existing problems in the development of housing industry chain,this paper attempts to analyze the relationship governance mechanism of stakeholders and the evolution path of industrial chain from the perspective of relationship governance,so as to provide more perfect theoretical guidance for the development of housing industry chain.Thesis firstly ues the quantitative analysis of policy text,by building a threedimensional analysis of policy research,a architecture analytical redundancy of housing industry chain development policy distribution problem in henan province,hysteresis,timeliness,government regulation is discussed under the formal institutional environment for the development of housing industrialization construction order,and then analyzes and examines the government decision-making behavior and matching of housing industry chain development demand.Secondly,addresses the issue of housing industrial production efficiency measure,build residential industry chain in every stage based on the structure of series of input and output indicators,using the traditional DEA model and improved DEA efficiency of super radial analysis model,based on the comprehensive technical efficiency,technical efficiency and scale efficiency analysis of production efficiency,for residential industrial chain efficiency measure provides a feasible method.Finally,from the perspective of relationship governance,the research on the construction and evolution of housing industry chain is deeply discussed,and the relationship governance mechanism and evolution path of housing industry chain are proposed.The research results show that: the development of housing industry chain has a serious problem of policy tool redundancy,the distribution degree of policies among different stakeholders varies greatly,the time of policy release lags behind the market demand period,and the order of formal system construction behind the development of housing industry chain is poor.There are obvious differences in the production efficiency of the residential industrial chain in the east,middle and west.The low production efficiency of the residential industrial chain in different regions is caused by the low efficiency in each stage.From the result that the pure technical efficiency is higher than the scale efficiency,it can be seen that the industrial structure and organization of the residential industrial chain are not reasonable enough and the economies of scale effect have not been brought into play.By analyzing the housing industry chain in the region as an economic system,this paper improves the evolution analysis paradigm based on the perspective of relationship governance,expounds the relationship between the organizational form of housing industry chain,the governance model and the behavior of economic subjects,and abstractly summarizes the evolution path of housing industry chain.To sum up,for the development of housing industry chain,we should pay more attention to the distribution of policy tools on different stakeholders and the effect of policy implementation,pay more attention to the demands of consumers and the construction of embedded mechanism under the policy guarantee,and the policy regulation should meet the current and future demands of the market.In the construction stage of the housing industry chain,the production efficiency needs to be improved.The reason why the industrial structure and industrial organization are not reasonable is that the market mechanism of the construction industry and the real estate industry need to change.The evolution path of the relationship governance of the housing industry chain in different periods has the following trends: new economic actors appear spontaneously in the market,the industrial chain structure under the government regulation is becoming more and more perfect and reasonable,and the economic agglomeration and diffusion effect of the industrial chain is remarkable under the multi-element cooperation.
