Research On The Dilemma Of Housing Leasing Enterprises' Cultivation And Its Solution Mechanism Under The Background Of "Rent And Purchase Simultaneously"

In recent years,with the establishment of "rent and purchase" housing system,the cultivation and development of large-scale,professional housing leasing enterprises have attracted more and more attention and discussion.At present,the housing rental market exists serious "heavy sales light rent" phenomenon,the specialized,the scale housing rental enterprise's development faces many obstacles.The government has taken active measures to foster the development of housing leasing enterprises,but it still faces the difficult situation.It is an important measure for the government to make full use of its functions and play an active role to cultivate and support the development of the housing leasing enterprises.This article analyzes the current situation of building rental enterprises in Zhengzhou,we find that the cultivation of the housing leasing enterprises faces such obstacles as the lagging development of the housing leasing enterprises,the difficult enforcement of the cultivation policies,the lack of government supervision and services,and the poor environment of the housing leasing market,this paper uses the method of questionnaire survey to obtain 165 questionnaire data,and uses the binary Logistic regression model to analyze the influence of each factor on the cultivation effect of the House Leasing Enterprise,the reasons for the difficulties of building leasing enterprises are the lag of implementing the policy,the difficulty of innovating financial and tax support,the lack of government management and service,and the imperfect market environment.Finally,on the basis of analyzing the difficulties and causes of building leasing enterprises in our country,the article draws on the experience of other countries and combines the actual situation of our country,and makes a preliminary conception on how to solve the difficulties of building leasing enterprises,under the principle of gradual progress and ensuring the demand for housing,the paper puts forward four cracking mechanisms,namely,the grid management mechanism,the capital market supporting mechanism,the Industry Standard Mechanism and the interest coordination mechanism,and proposes supplementary institutional guarantee,itmainly includes speeding up the construction of the housing system,stabilizing the real estate market and innovating the financial market,and promoting the implementation of the policy of "renting and purchasing the same rights".Finally,this paper puts forward the cultivation path choice of Zhengzhou House leasing enterprises,in order to help Zhengzhou House leasing enterprises to cultivate.
