At present,after more than 30 years of development,China's real estate market is gradually mature and prosperous,with the deepening of reform and opening up,various systems are becoming more and more perfect.With the deepening saturation of the real estate market,the development of the real estate rental market has become the only choice.All sectors of society have invested corresponding efforts to promote the development of real estate leasing.Under the background of the policy guidance of "rent and purchase simultaneously" promulgated by local governments at all levels,commercial banks provide financial support for housing leasing.On the one hand,as the key link of the real estate leasing market,banks take practical actions to help develop the housing leasing market,and financial support is undoubtedly the driving force to promote the development of the leasing market;on the other hand,with the financial services of Housing leasing as the starting point,commercial banks practice social responsibility while pursuing economic profits,and build the whole life cycle of the rental housing ecosphere.As the first bank in China to intervene in housing rental financial products and services,JS Bank has brought its traditional advantages into full play in the field of housing and achieved innovation in banking financial services.We have created a "one-stop" housing financial service,which has promoted social progress and the improvement of people's living standards.However,under the normal condition of new economic development,economic development is accompanied by many uncertainties.The profitability and sustainability of housing rental financial services need to be tested by the market.How to organically combine finance with science and technology to give full play to its advantages has certain theoretical significance and economic value.This paper is structurally divided into seven parts,mainly including the following parts.The first part is the introduction,which introduces the background of the topic selection,puts forward the research purpose and significance of the paper,and then elaborates the research ideas of the paper.The second part is a review of relevant theories.The third part is an overview of the development of housing rental finance business in China's commercial banks.On the one hand,it expounds the general situation of China's housing rental market.On the other hand,from the perspective of banks,this paper studies the mode of commercial banks to develop housing rentalfinance business.The fourth part is the current situation and existing problems of JS Bank's housing rental finance.Firstly,JS Bank Nanchang Housing Rental Finance Business Status and Problems.Using PEST analysis method,this paper studies the macro background of JS Bank's housing rental finance.Secondly,it summarizes the current situation of Nanchang housing rental market,focuses on the introduction of JS Bank's Nanchang housing rental financial business,in-depth analysis of JS Bank's Nanchang housing rental financial development problems,and explore the causes of the problems.The fifth part is the development strategy of JS Bank's housing rental finance business.Based on the main pain points of the market and the reality of the housing rental market in Nanchang,this paper puts forward the development strategy of JS banking business.The sixth part is JS Bank's Nanchang housing rental financial business security measures.The seventh part is the conclusion.
