The report of the 19th National Congress pointed out that the contradictions in the new era have changed and transformed into "the contradiction between the people's growing need for a better life and the development of inadequate balance." The Insufficient and imbalances prove that it is necessary to adjust loopholes and gaps in unbalanced areas during development,extend and expand services,and seek balance.With the development and expansion of the real estate industry,the property management industry has gradually become a part of people's daily life.However,with the continuous improvement of the people's material and cultural life and the constant knowledge and standards of the property management industry,there will be a higher demand for the professionalization,refinement and innovation of property management services.Meanwhile,the working standards and expectations for the enterprise will get higher and higher,which leads to a new challenge to the development of property companies.Because of the continuous increase of labor costs and energy costs,and the growing of the pressure and area of competition in the property management market,a number of brand domestic property companies,such as Z property management company,are now facing the bottleneck of developing.Such phenomenon is a must for the property industry development,and it is also in line with the objective law of the development of things.With the progress of society,and the the maturity of various internal and external factors,the property industry has experienced the elementary germination period,the prosperous developing period.Now it requires self-exploration and adaptation,so that it can be summed up and precipitated continuously,until when it becomes a mature industry,transforming from the initial chaos,into a good order.The market changes in no time.As a rising part of service industry,property management took its own place quite rapidly.Z property management company is one of the excellent representatives of the industry.As can be seen,the key strategic point to think about is how to catch the opportunity to take the good position during the competition.At the beginning of 2017,the Z Group,of which Z Company belongs to,proposed the requirements of "focusing on satisfaction and optimizing Service quality" for its real estate development subsidiaries and property management subsidiaries.This means that Z Company can improve its Service quality and improve service quality,so as to meet the requirements of the industry's satisfaction index and operating profit indicators issued by the group.Various factors have put forward requirements for the reform of Service quality of Z company.Z property company needs to improve its Service quality through various scientific and effective means,paying attention to the combination of basic and extended services.Playing a good role in the main business and a multi-diversity at the same time,only this can promote the sound development of enterprises.The main research content of this paper will focus on how Z company can improve service quality and Service quality innovation.In 2018,Z Property Group commissioned Saiwei Consulting to conduct a comprehensive customer satisfaction survey on 693 projects of which Z is in charge of.The survey covers 73 cities,including residential,industrial parks,business offices,public construction and other properties.The research mainly selected 10 residential projects in Tianjin area of Z company,analyzing the problems,summarizing the data,analyzing the advantages and disadvantages of the company's existing Service quality,conducting a satisfaction survey on the Service quality,and draw the direction and goal of improvement,design science Careful Service quality improvement programs and safeguards to complete the adjustment of corporate strategic goals.
