Real estate in China is developing with the reform and opening up to the outside world.And for the real estate,in the true sense,it appears and develops dozens of years ago,but it has made a big stride.In recent years,it is becoming the pillar industry and the leading industry of national economy at the rate of more than 10%every year.It is related to the stability and development of the whole national economy because of its high-corelation with industry,strong relativity and close relationship with common people.At present,from the overall trend of real estate industry,China's real estate market has come into the developing stage oriented to the demand of the market and the marketization is growing further.In marketing,whether insiders or consumers are gradually becoming mature,it is difficult to come to their heart just with the help of a concept or an idea.On the contrary,the consumers begin to focus on the product itself and the house purchasers are more and more rational with more experience.How to choose and complement the marketing strategy of house real estate are related to the profit of it and whether the sale of it can be successful or not."Zhengzhou Green Capital City International Building Disturb" is the key project of China's Greencity property company.To the Greencity Company,how to run the program is a vital problem.It is a complex projects such as how to definite the target markets,how to grasp the market opportunities,how to make the market position,the strategy of the product,the strategy of the price,the marketing channels,the strategy of advertising and promotion.Whether the marketing strategy can be operated smoothly is directly related to the survival and development of the enterprises.Therefore,before running the project,it is necessary to analyze the opportunities and problems,design the marketing strategy and make a plan according to the investigation of marketing situation,and thus it can provide a proper trend of investment and make the characteristics obvious.In this way,it can be prominent in the fierce competition in the market and to complete the sales as soon as possible,and at the same time accelerate the recovery period of project investment,to recoup the cost of investment,to balance the profit and risks of the project and in the end to realize the development goals.Based on the literature of marketing,the essay dwells on the external environment of marketing of the Zhengzhou Green Capital City International Building Disturb,and then segments,selects and orients the potential target customers using STP theory.After that,detailed information has been made about the product,price,channel and promotion of Zhengzhou Green Capital City International Building Disturb using the theory of 4P.This dissertation expounds the slogan,target phase,means and mass media of how to popularize the building so as to sale the products successfully and effectively and at the same time show the enterprise image.Specific to the concrete condition,it can meet the clients' demand in different degrees,instantly strengthen the ability of development of the enterprise,create higher sales,improve the sailing about economic benefit social benefit and environmental benefit if a series of marketing strategy have been formulated according to the marketing objectives,formulate a series of marketing strategy.
