The development of real estate plays an important role in keeping the national economy to grow continually .The real estate will contribute more to the development of social and national economy , becoming the most important one of key industries , in coming decades . Real estate relates closely to other industries with extent to all respects of people's life , not only their daily life , but also to the exploit and construction of big projects . I found , in my position of clerk in a real estate-related area to review the feasibility reports submitted by estate enterprises , that those reports were not functionally satisfactory due to poor confirmation with regulations .The research and development of real estate is a quite complex and typical project practice , and would require the guidance of theories on how to use the theory of project feasibility analyses to direct the practice of real estate development, and how to combine the theory and the feasibility of real estate development, to make theory serve the research practice of real estate feasibility . Systematic research is done in this message to use and extend the theories in the research practice of real estate feasibility .In this paper , I'll analyze and prove with the example of a typical real estate project - He Ma Shi·Si Ji Jing Yuan ( second phase ) and do systematic research by the enterprise's practice in development and demonstration , hoping that could be useful to help estate enterprises to make better use of their advantages , improve their practical abilities to attract and manage funds , enhance the profit level of estate industry in China , guide the enterprises to write project feasibilities with better confirmation to regulations ,and the bank s loaning review of the enterprises .The typical real estate development project in Qing Dao , He Ma Shi-Si Ji Jing Yuan ( second phase ), is analyzed with the reference of current development status domestically and internationally , especially on the base of the example analyses of the real estate market in Qing Dao . The tow key points are the feasibility and risk prevention of the project development , and among them , the feasibility research of project development is the most important part of the passage .In the research of project feasibility , systematic innovation is done in the passage in the three aspects of market feasibility, finance feasibility and general profit feasibility. On the base of documents domestically and internationally , the necessity of the project development and the potential market development of He Ma Shi-Si Ji Jing Yuan Estate is analyzed .The method of practice research was adopted in the market development feasibility research of the passage , and with market research , reference of official data , talking with target customer group , visiting nearby buildings and other means , aiming to analyze the regions , regional markets and customer needs , the customer group is determined and the plan can be made . In the process of the finance feasibility analyses of Si Ji Jing Yuan Estate ( second phase ) , the method of economic evaluation is used to estimate the investment of the project target , net current value of finance evaluation target , internal profit rate and investment period .Reliable value judgment is made through the feasibility analyses of the still and motive status of the project .Especially , the sensitivity analyses is used in the process of the analyses , and it has given more motive meaning to the analyses . In the general analyses of the project, economic profit analyses , social profit analyses and environment profit analyses are introduced , and with the combination of those three in general, the evaluation to the general economic profit of the project is realized . The last part is about the basics of risk prevention of real estate enterprises .The general evaluation is done mainly in the three respects of real estate cost risk analyses , development funding risk analyses , financial risk and policy risk analyses.It is finally argued that the project of He Ma Shi-Si Ji Jing Yuan is feasible , and is a project worthy of investment .
