With the implementation of the personal housing loan business,this business of T branch of Bank A has developed rapidly and its business scale has been continuously expanded.The loan stock business has reached 82 billion yuan.At the same time,under the combined influence of national macro-control policies,the development law of the real estate market,and other risk factors,the non-performing ratio of personal housing loans of T branch of Bank A has increased,which has adversely affected the bank's stable operation.In order to realize the safety and stable development of its own funds,the branch must focus on the prevention and management of personal housing loan risks,formulate and implement scientific and effective risk prevention measures,actively reduce the non-performing loan ratio,and minimize the risk of capital loss.Based on the theory of comprehensive risk management of commercial banks,this article takes T branch of Bank A as the research object,and studies and analyzes the sources of risks arising from the development of its personal housing loan business,including borrowers and real estate developers.,Bank internal operations,collateral,and macro environment.With reference to the advanced risk management experience of foreign commercial banks,the bank's personal housing loan business risk management ideas for T branch of Bank A were finally put forward to adhere to stable operation and shape the risk management culture;improve the internal control system and strengthen employee behavior management;establish effective post-evaluation Mechanism and risk transfer mechanism.Effective management measures are formulated one by one for the above five sources of risks,including the need to strengthen the pre-loan information review of borrowers,improve the credit grading system,and differentiated management;treat developers strictly and strengthen the follow-up supervision of developers;The bank's internal pre-loan and post-loan work will be comprehensively managed;perfect the ledger system for collateral,strengthen supervision and guidance,value monitoring,and improve the professionalism of mortgage guards;establish a professional research team to respond to changes in the macro environment,and increase contingency Ability to issue relevant credit policy guidelines on a regular basis.This will reduce the risk level of personal housing loans of T branch of Bank A.
