Traditionally,the assessment of second-hand housing is carried out in a single assessment mode of "one house one assessment".This kind of evaluation is time-consuming,labor-consuming and inefficient,which is difficult to meet the requirements of batch evaluation.At present,there are four basic methods of mass evaluation: artificial neural network,time series analysis,adaptive estimation and multiple regression analysis.There are advantages and disadvantages in each of the four methods.Based on the comprehensive study of the application of the basic methods of mass evaluation at home and abroad,this paper holds that the multiple regression analysis method has its unique advantages in the mass evaluation of domestic second-hand housing.Based on this,this paper takes Chengdu City,Sichuan Province as an example to study its specific application problems.Firstly,according to the theory of characteristic price,this paper combs the internal and external factors that affect the house price,then establishes a batch evaluation model of second-hand housing with multiple regression analysis method,and carries out quantitative treatment,uses the least square method to estimate the model parameters,then evaluates and tests the model,finally selects 12 important influencing variables,and establishes the second-hand housing in Chengdu The characteristic price model of second-hand housing in Chengdu is obtained by regression analysis.This paper uses the model to evaluate Tongzilin community in Chengdu,and then compares the result with the actual transaction situation.It finds that the price and trend of the two-week housing mass evaluation by using multiple regression analysis method are similar,which has a good credibility.According to this,this method can be popularized in practice.Finally,this paper summarizes the research and puts forward some suggestions.
