Real estate industry is an crucial pillar industry in China,which can be divided into new housing and the second-hand housing industry.The proportion of the secondhand housing transaction in the real estate industry is rapid increasing in recent decades.There are many well-known universities worldwide located in Haidian District,such as Tsinghua University,and Peking University etc,which is one of the most active secondhand housing transactions in Beijing.The aim of the study was to evaluate the association of the second-hand house price in Haidian District with building area,main orientation,building age,decoration situation,floor,room type,building pattern,building type,building structure,heating method,transaction ownership,transaction period,and location.In this study,the information of second-house price in Haidian District was obtained from Shell Search.All statistical analyses were performed using SPSS software version 26.0.Descriptive statistics were performed to represent the characteristics of the data.The methods of analysis of variance(ANOVA)was used to find the main factors of second-house price,and the superior location,south facing,new building age,fine decoration,slab floor,flat floor and steel-concrete structure the unit price high of second-hand houses were factors those might influence the secondhouse price in Haidian District.Furthermore,through the multiple linear regression(MLR)calculated the characteristic variables weight of the impact on the price of second-hand housing in Haidian District,which provides a reference for second-hand housing price.
