The real estate industry is an industry with a high degree of social attention and plays an important role in promoting the healthy development of the city's overall economy.As an important part of the real estate industry,the second-hand housing market has increased in volume in recent years,and in some cities it has even surpassed new commercial housing.It can be seen that the operation of the second-hand housing market and the basic laws of its development will have an important impact on the healthy development of China's real estate industry.As one of the important old industrial bases,Changchun City,although its economic development is relatively slow,the second-hand housing market trading volume is also significantly behind the first-tier cities,but still shows great development potential.Therefore,this paper intends to study the influencing factors of second-hand housing prices in Changchun City,and explore the general law of the development and changes of the second-hand housing market in Changchun City.It is hoped that the research results will provide a certain reference for the government in formulating relevant policies.Based on the general law of the price change of China's second-hand housing market,this paper selects the influencing factors from the macro and micro perspectives on the basis of reading a large number of documents.On the macro level,based on the introduction and regulation of real estate-related policies in Changchun for the past two years,the paper analyzes the trend and degree of the impact of the introduction of one important policy on the price of second-hand housing in Changchun.On the micro level,it mainly considers location,architecture,and neighborhood.In three aspects,the representative factors are selected from them,and the price of new commercial housing at the same time is selected for research.Next,from the different second-hand housing transaction websites,using the "octopus" data acquisition software and web crawler technology,the original data related to the second-hand housing in Changchun City was extracted to a total of 13710,and then the R software was used to influence the second-hand housing in Changchun City.The individual characteristic variables of the price are examined,screened and quantified.Then,the original feature price model is improved,and the macro-policy factors are added to the feature price model in the form of dummy variables.At the same time,two models of linear form and logarithmic form are established.The regression effects of the two models are investigated,and the more accurate ones are selected.The model is analyzed.The research results show that a variety of factors affect the price of second-hand housing in Changchun City.On the macro level,the price of second-hand housing will decrease with the introduction of policies,but policies will only affect the price changes in the short term,but it will be difficult to change the price trend in the long term.On the micro level,the floor area and plot ratio of the floor and the community will not be correct.The price of second-hand housing has a significant impact,and the impact of new commercial housing on the price of second-hand housing is small.In addition,factors such as the size of the house,the number of rooms,and the degree of house decoration will have a positive impact on the price of second-hand houses.On the model side,the results of the logarithmic model are more accurate and the interpretation effect is significantly better than the linear model.Based on the above research,this paper puts forward suggestions: The government should pay attention to the linkage of policies,conduct targeted regulation according to local conditions,and scientifically guide consumers to purchase houses;consumers should consider the connotation information brought by data and let data assist decision-making to achieve the optimal purchase choice.In future analysis,more methods can be considered for more accurate analysis.
