Since the reform and opening up,China's industrial economic activity,resource,population and other elements have been continuously concentrated in developed cities,the production efficiency of the economic agglomeration center cities has been improved,which makes the urban space growth.he urban agglomeration force is continuously strengthened,forming a circular accumulation effect,and continuously promoting the prosperity and development of urban economy.With the continuous expansion of urban space and the rapid development of regional economy,the real estate market also shows unprecedented prosperity relying on the power of rapid economic development.However,in these cities with high level of economic agglomeration,due to the continuous concentration of resources,elements and population,the continuous growth of urban space,resulting in the rapid growth of urban housing demand,which makes the urban housing in short supply,housing prices continue to rise and other phenomena.It can be seen that there must be a certain relationship between housing price change and economic spatial agglomeration.Because housing is related to the national economy and people's livelihood,the continuous rise of housing price will not only increase the living burden of residents and expand the gap between the rich and the poor,but also is not conducive to the sustainable and healthy development of regional economy.Therefore,it is of great theoretical and practical significance to explore the relationship between economic agglomeration and housing price for promoting sustainable economic development and stabilizing housing price.First,this paper combs the basic theories and relevant literature about economic agglomeration and impact on housing price.Second,by combing the theoretical level to explore the theoretical mechanism of the impact of economic agglomeration on housing price,we find that economic agglomeration makes urban space increase by expanding population scale,housing construction space scale and traffic flow space scale,so as to indirectly affect urban housing prices.Third,this paper uses the quantitative analysis method to carry out the empirical test and analysis,and draws the conclusion as follows:first,under the effect of urban economic agglomeration,it has a positive effect on the rise of housing price,that is,the higher the effect of economic agglomeration is,the faster the rise of house price is;second,economic agglomeration is affected by the change of urban population scale,the growth of housing construction space and traffic scale Urban housing price changes,therefore,the change of population,land supply price and public transport infrastructure in the city play an intermediary role in the process of economic agglomeration on housing price;third,the impact of economic agglomeration on housing prices is different in urban categories,in the central cities,the impact of economic agglomeration on housing price is significantly higher than that of non central city.Finally,this paper puts forward some reasonable suggestions to promote the sustainable development of economy and stabilize the housing price.First,we should promote the coordinated development of regional economy,accelerate the construction of urban agglomeration,enhance the competitiveness of surrounding cities,and at the same time help to curb the excessive rise of house prices in central cities;second,we should accelerate the upgrading of industrial structure of central cities,focus on the high-quality development of central city economy,and realize the coordinated development of economy and real estate industry;third,we should take various forms to guarantee the housing problems of urban population,and implement rent and purchase The relevant policies of the same rights,from purchase to rent,stabilize the urban housing prices.Fourth,we should optimize the urban land supply mechanism and promote the intensive use of land.On the one hand,activate urban land resources,and at the same time,decentralize the approval right of construction land,and accelerate the implementation of residential construction projects.On the other hand,reduce the price of urban land supply and stabilize the price of urban housing.
