The gathering of population and economic activity is an important feature of the world economy,and the prominent phenomenon is that the population and the economic activity gradually gather to the major city.In China,with the promotion of new urbanization strategy,urbanization has gradually changed from decentralization to centralization.Major city have a strong attraction to population and economic factors because of the high factor endowment.With the concentration of elements in the city,the urban residential market has been hit hard.And residential prices related to people's livelihood.Therefore,research on the development of agglomeration effect on housing price,analysis of the agglomeration effect on housing price and the extent of the difference,has important significance for the government to control prices,and promote the stable and healthy development of housing market.This paper,taking Zhengzhou as an example,studies the influence of the factors of development on housing price combining qualitative and quantitative analysis.This paper Clear definition of the concept of the agglomeration factors,clear scope of the study firstly.Secondly,the paper analyzes the present situation on factors and housing price,and analyzes the relationship between factor agglomeration and housing price.This paper constructs the index system of development factor agglomeration from three aspects of population agglomeration,economic agglomeration and public resource agglomeration based on the literature review,and study on the influence of factor agglomeration on housing price in Zhengzhou was conducted by using principal component analysis and vector auto regression.The main conclusions are as follows:(1)The response rate of housing price to each factor is different,the impact of housing prices on the population and public resources gathering is stronger than that of the current period,but the impact on the economic agglomeration lags behind the 1 period.(2)In the short term,the contribution of public resources to the housing price is the highest,but in the long run,population agglomeration is the key factor affecting the housing price.This paper,taking Zhengzhou city as an example,put forward the corresponding countermeasures and suggestions from allocation of public resources and the housing market,making good guidance to promote stable and healthy development of housing market.
