The real estate industry is not only the pillar industry of the national economy,but also the driving force of urban development.Under the housing security system of rent and sale and housing without speculation,urban house prices are strictly controlled and the profit space of real estate enterprises is declining.However,due to the release of a large number of housing demand in the process of urbanization,there is still room for the development of the real estate industry.Nevertheless,the industry environment with high financing pressure and high cost of land acquisition makes most small real estate enterprises face a severe test.Large real estate enterprises also achieve cooperative development through strong and strong joint efforts,resulting in higher market concentration and more fierce competition in the industry.The survival of the fittest in the industry has never been interrupted,and the joint development of real estate enterprises has become a feasible strategy to deal with national macro-control and its own economic characteristics.Many real estate set up strategic joint,carry out cooperative development,through the re-integration of construction and development elements,in order to obtain scale,risk control,resource complementarity and other incremental income,it can be imagined that the income distribution problem will become an important factor affecting the stability of the joint development model of real estate enterprises.How to ensure the reasonable and fair income distribution scheme and enhance the enthusiasm of the parties involved has become the problem to be solved in this paper.Firstly,this paper summarizes the relevant research literature on income distribution under joint real estate development and cooperative projects at home and abroad,and combs the relevant theories related to joint development and income distribution of real estate enterprises,and finds that there are few research on income distribution of joint development of real estate enterprises.Then the definition of joint development of real estate enterprises,related subjects,basic forms and organizational structure,income types and so on are briefly expounded,and the present situation and main problems of income distribution of joint development of real estate enterprises are further analyzed.Then in the fifth chapter,the income distribution under the joint development model is studied: through the collation and analysis of the influencing factors of the income distribution,a income distribution model based on Shapley value correction method is established.Through the objective and fair distribution method,the enthusiasm of the stakeholders can be promoted and the realistic foundation of the joint development model can be consolidated.Finally,the core research content of this paper is studied with practical cases,so as to promote the benefit output of the real estate industry to a certain extent and accelerate the development of urbanization level.
