The real estate industry has the characteristics of huge investment,long construction period,high operational risk and high benefit.The real estate industry is related to people's livelihood and also affects the regional economic development to some extent.In particular,in the past two or three years,the government has continuously introduced regulatory policies to resolutely curb the rise in housing prices.Coupled with the downturn in the world economy,the financing environment for real estate enterprises has become tense,the financing cost has increased and the capital chain has been tightened.The policy is complex and changeful also make a lot of real estate enterprises from fast expand the market to wait-and-see market.In addition,the shortage of land resources in first-tier and second-tier cities increases the cost of land acquisition for developers.In order to further expand the market scale and increase market share,independent development is difficult to obtain absolute advantage.Therefore,real estate enterprises have chosen cooperative development.Cooperative development is to expand at a smaller cost,but the whole development process and the risks to tend to be more complex and changeable than independent development,failure means the failure of the project,not only provides the cooperation bring immeasurable loss,also can cause social resources waste,therefore to the current situation of real estate joint development project risk assessment is particularly important,is a cooperation project is the important guarantee of success.In this context,this paper for the real estate enterprises to choose more legal person under the background of cooperative development mode ofcooperation projects,from the perspective of the main body of cooperation risk analysis and evaluation.This paper firstly analyzes the current situation and existing problems of real estate cooperative development,and then divides the whole process of cooperative development into project selection,cooperation confirmation,cooperation and cooperation completion stage.Through literature and related materials,the risk is identified,and the preliminary risk evaluation index system is obtained.Then through questionnaire consultation and SPSS software,the expert scoring data were processed to obtain the final risk evaluation index system.Secondly,the risk assessment model is built based on BP neural network,and the risk assessment index score is substituted into the model training and test,proving that the model has good generalization ability.Finally,taking the FR cooperative development project in nanning city as a practical case,the BP neural network risk assessment model was used to obtain that the project was in a low-risk state,which was consistent with the reality,and the key risk factors were identified,indicating that the model had certain practical application value.The risk evaluation index system and risk evaluation model established in this paper can be verified by actual cases,so as to conduct overall risk evaluation of actual cooperative development projects and find out key risk factors,providing references for risk evaluation and risk prevention and control of corporate cooperative development projects.
