As is known to all,the real estate industry is characterized by a long development cycle,high investment costs and a long time for the return of assets,and the state has introduced a series of Macroeconomic regulation and control policies to encourage real estate enterprises to "de-stock" and "de-leverage".Therefore,real estate enterprises also face more challenges,such as land costs continue to grow,financial risk,cash flow rate is too slow and so on.Therefore,this article on how to ensure real estate enterprises have a good working capital turnover capacity to prevent the risk of capital operations for a series of research.As an important part of financial management,working capital plays an important role in daily operation.A good working capital management can reduce the risk of capital chain rupture.Traditional working capital management research is an isolated study of working capital elements,ignoring the inherent relationship between the elements.In recent years,the theory of supply chain management has been widely used.By integrating the internal and external resources of enterprises and optimizing the supply chain management,enterprises can reduce the occupation of funds and maximize the benefits.Therefore,the working capital and supply chain management will be combined from the day-to-day operations of the various links of the enterprise working capital analysis and research.Taking the concrete real estate enterprise ——OCEANWIDE REAL ESTATE GROUP as an example,combining with the actual situation of the enterprise,adopting effective management methods,the working capital of each link can be closely linked together,thus can improve the working capital management level of the enterprise,effective prevention of financial risks.China's working capital management is at the initial stage,and the supply chain-based working capital management research is lack of specific case analysis.Therefore,this paper uses literature analysis,case study and financial analysis,from the perspective of the Enterprise's internal supply chain to study the construction of working capital management.Through the comparison of the OCEANWIDE REAL ESTATE GROUP with the average value of Vanke real estate and industry,as well as the data of different historical points,it is found that the sea-wide construction is in an inefficient working capital management state at the present stage,this paper analyzes some problems existing in the working capital management of OCEANWIDE REAL ESTATE GROUP from three aspects of procurement,construction and marketing,and puts forward corresponding suggestions on how to improve the working capital management efficiency of OCEANWIDE REAL ESTATE GROUP,and combined with the construction of the sea is the real estate transformation of enterprises,for the real estate enterprises in the road of transformation also put forward some thinking direction.
