With the rapid development of China's economy,the level of urbanization and the increasing material and cultural needs of the people,China's commercial real estate projects also show a rapid growth trend.Under the new technology and concept,the new large-scale commercial real estate projects gradually show the characteristics of large scale,long construction cycle,complex technology,and many participating units.These characteristics constitute a large number of complex design interfaces,which put forward high requirements for the design management of the project.Through the study and research of real estate project data,a real estate project in its whole value chain,the design stage is particularly important,the design stage often determines 70%-80% of the project input cost,especially for large-scale commercial projects,so the design management is one of the key links in the engineering construction link,and the design interface management is the integration in the design management of large-scale commercial projects Project design management process has the most extensive influence.Based on this background,this paper attempts to study the design interface management of large-scale commercial real estate projects.First of all,based on the basic theory of design interface management,this paper analyzes the structure and characteristics of design interface management by consulting a lot of literature,and makes a comparative analysis of the existing design interface management mode.Then taking the design interface management of the large-scale commercial real estate project of Design Institute as the starting point,this paper analyzes the applicability and feasibility of design interface management to the project,expounds the speci Fic management content of design interface management in the project,and summarizes the effect of design interface management of the project.Through the form of questionnaire,this paper combs the problems in the application of design interface management in this project,and analyzes the causes of the related problems in detail.Finally,by visiting experts and scholars in related industries,the corresponding solutions to the problems are put forward.The study found that(1)large commercial real estate projects in the process of design interface management work which require the participation of many design,technical standard of differences between the different design,at the same time,information asymmetry and viscous is an objective phenomenon,the lack of the reasonable control and guidance are the source of design interface problem.(2)after rotation,the load is reasonably distributed on three factor variables,and there is a clear structural relationship between them,so the factor variables can be well named and explained.By analyzing the connotation of each group of variables,the key factors can be summarized as entity interface factor F1,organization interface factor F2,and contract management factor F3.(3)the main causes of design interface management problems mainly include the lack of uni Fied technical standards among different professions and units in the technical Field,unclear division of responsibilities on the contract interface,and confusion in organization and communication management on the organizational interface.
