| Since the stock age of the real estate market,high-quality development has become the theme.People's requirements for real estate have changed from "having a house" to "better housing".Especially in recent years,people's concept of renting houses has changed,accelerate the rapid development of rental market.At the same time,the government proposed policies of rent and purchase simultaneously,rent and purchase with the same rights,vigorously supporting the development of long-term rental market,as well as practical factors such as the contradiction between supply and demand,the increase of floating population,the high price of housing,the upgrading of rental service requirements,etc.long-term rental apartments are rapidly rising in Beijing,and many enterprises are involved in it.However,due to the short development time of long-term rental apartments,there are some problems in management services,lead to the poor experience of long-term rental apartment tenants.At present,there are few researches on the residents' satisfaction of Beijing long-term rental apartment.In order to strengthen the management,enhance the service and promote the development of the industry,we should pay more attention on the satisfaction of long-term rental apartment tenants.This paper reviews the domestic and foreign papers on long-term rental apartment and satisfaction,based on the present situation and existing problems of Beijing long-term rental apartment development,using the model of residential satisfaction for reference,constructs two questionnaires:the evaluation index of Beijing long-term rental apartment tenant satisfaction and the tenant satisfaction survey.According to the results of expert interviews,analysis and screening factor with SPSS21.0,Choose six dimensions of corporate image,hardware facilities,living environment,living convenience,apartment management and service personnel,24 indices as the satisfaction evaluation indicators of long-term rental apartment.this paper investigates the satisfaction of Beijing long-term rental apartment tenants that using this index system,the overall satisfaction and different dimensions satisfaction of centralized long-term rental apartment and decentralized long-term rental apartment are calculated respectively,and the satisfaction scores of different types of long-term rental apartment are compared among different dimensions.The main conclusions are as follows:(1)The satisfaction score of centralized long-term rental apartment in the two dimensions of living environment and apartment management is slightly higher.The main reason is that the centralized long-term rental apartments are generally rented as a whole house and can be equipped with public areas such as leisure and entertainment places,gyms,lounges,etc.,and has more autonomy in neighborhood selection and communication,corridor health,community management,property management,rent management,so it is easier for tenants to have a positive choice.(2)The satisfaction scores of decentralized long-term rental apartments in the dimensions of corporate image,hardware facilities,convenience of life and service personnel are slightly higher.Distributed long-term rental apartments have more space inlayout and location,so the guarantee of hardware facilities and the accessibility of living facilities are higher.In particular,there are a large number of decentralized long-term rental apartments,high tenant selection,cooperation between apartments and professional service companies,residents have higher recognition of apartment brand and service personnel.Finally,synthesize the current development situation and future development direction of long-term rental apartment,this paper puts forward countermeasures and suggestions from five aspects:establishing the brand effect of long-term rental apartment,improving the indoor environment quality of apartment,standardizing the rent management of apartment,improving the community service function,and improving the professional quality of service personnel. |
