Under the environment of the continuous development of the market economy,the real estate industry in our country continues to flourish,the scale continues to expand,while the horizontal development and diversification,the land market has become an important direction of attention of the real estate development enterprises in our country.In recent years,because of the large amount of land and the super high income,the credit financing business with land mortgage as a financing credit measure has become a common trend,so the value evaluation of land mortgage is an important link of mortgage loan.The mortgage valuation of its land is an important reference for the allocation of funds between supply and demand in mortgage activities.Assuming that the development method(surplus method),as the main evaluation method,the benchmark land price method can not reflect the particularity of land mortgage in the process of evaluation,which will limit the development of real estate financial industry to a certain extent.Based on the theory of mortgage value evaluation of land use right and the commonly used evaluation methods,this paper studies the possible mortgage risk problems of land use right in the process of mortgage loan in the future.Taking the mortgage loan of the S project owned by T Real Estate Development Co.,Ltd as the research object,firstly,according to the related theory of the mortgage value of the right to use the land and the particularity of the evaluation of the mortgage value of the right to use the land,Combined with the characteristics of mortgage value evaluation of land use right,this paper evaluates the mortgage value of land use right mortgage case of the S land world by using surplus method and market method,and then carries on the mortgage value risk to the future mortgage value of land.This paper discusses and analyzes that the risk factors of mortgage value in the future are quantified and integrated into the evaluation value by using analytic hierarchy process(AHP)and expert scoring method,and the current market value of land mortgage is reflected in the final evaluation conclusion.The unstable part of the risk and the mortgage value may exist in the future market environment,and finally,the valuation based on the mortgage risk assessment is compared with the evaluation results of the market method and the residual value method of the case.And summarizes the advantages of the mortgage value evaluation results based on mortgage risk,and draws the enlightenment and related conclusions of the mortgage value evaluation of the world gate land use right based on mortgage risk.The purpose of this paper is to analyze and optimize the mortgage value evaluation of land use right in China in the form of cases,and to combine the mortgage value risk with the current land mortgage loan evaluation,so as to provide reference for the evaluation practice of evaluators.
