| With the rapid development of China’s market economy,the real estate industry has entered a golden age of development.More and more money is needed by real estate developers,use mortgage loans by enterprises to obtain funds has become a common means of financing,land use right as the basic Resources of Real Estate projects,its value is high,its value preserving and increasing value,now,become a preferred mortgage for enterprises to make loans.In the land use right mortgage loan project,commercial banks bring funds to real estate enterprises,but also increase a large number of non-performing loans,which makes banks face greater risks.The overestimation of mortgage value in the process of mortgage loan and the deficiency of banks in preventing mortgage risk are important factors,so it is of great significance to study the mortgage value evaluation of land use right.Considering the risk in the bank mortgage loan project,this paper studies the value evaluation of the land use right mortgage.The concrete contents are as follows.The first part,describes mortgage loan evaluation of land use right’ background and significance of the research,and summarizes the relevant literature review,and analyzes the current research situation.The second part,expounds the basic theory of mortgage loan evaluation of land use right,including the concept of land use right,the purpose of land use right mortgage assessment,the value type of mortgage loan evaluation.In the third part,Firstly,introduces the basic theory and applicability of the existing evaluation methods,pointe out that the existing evaluation methods ignore the risks faced by the mortgage.Then,the thesis uses the expert scoring method,the analytic hierarchy process and the comprehensive evaluation method to construct the quantitative system of the mortgage risk of the land use right,and then puts forward the mortgage risk coefficient method,and selects the hypothetical development method to evaluate the market value,and then obtains the value of the mortgage loan.The fourth part,selects the L project real estate development project as the appraisal case,carries on the appraisal to the land use right mortgage loan value.The fifth part,summarizes this paper’ research and putsforward some suggestions on the problems found in the research. |
