In recent years,China's housing prices have remained high,and the real estate market has developed rapidly.It has also promoted the fierceness of the land market.The importance of correctly assessing the value of land has also increased,in order to adapt to the development of various land-use industries.The assessment methods frequently used in China's current land value assessment mainly include hypothetical development method,market comparison method,benchmark land price coefficient correction method,income reduction method and cost approximation method.In areas where the land transaction market is developed,such as most cities in the southeastern coast,the land management department often chooses the hypothetical development method to evaluate the value of the land,and the land assessment results are close to the market value,because the hypothetical development method is based on an undeveloped land under the premise of being exploited and development,the profit of the created product is largely beyond the value of a piece of land.The choice of land value assessment method is very important.Using the hypothetical development method to evaluate land,we can get a more scientific and comprehensive evaluation price.Because the real estate market and land transfer market are increasingly important in today's Chinese economy,and In the case of scientific and reasonable assessment of land value,it is important to study and improve the hypothetical development method in terms of socio-economic development needs and land-assessment practice.Based on the practical application experience of the hypothesis development method in land evaluation practice,this paper firstly expounds its concepts and formulas,basic operation methods and evaluation steps,analyzes its scope of application,and then summarizes its unscientific and unreasonable application in land evaluation,measurement and operation;then it proposes targeted improvement measures for the specific defects of the hypothetical development method such as time value,tax and other aspects,and expects to be able to use the hypothetical development method more conveniently in practice and to make it more scientific.Reasonable land price;then apply the hypothetical development method before and after improvement to the actual case,obtain the evaluation results before and after the improvement,and conduct comparative analysis to verify the superiority and rationality of the improved hypothesis development method.Finally,some suggestions on the extension of the improved hypothetical development method are given.
