In recent years,with the rapid development of China's economy,the real estate industry has also been rapid development.The investment amount of the real estate project is large,the liquidity is poor,the operation period is long,the influence factor is numerous and so on,which causes the real estate project to bear the investment risk especially in the process of implementation.Therefore,based on the actual situation,to analyze and study the real estate investment risk related problems,and to explore feasible control measures,has also become one of the important topics facing the theoretical and industrial circles.On the basis of theoretical analysis,this paper analyzes the current operation situation of XY real estate project under the cooperation mode,and deeply analyzes the investment,management and other risks.Then it analyzes the risks and management characteristics of real estate projects,and comprehensively grasps the various situations of project investment risks.Finally,combined with the theory of risk management and the actual situation of the project,the paper puts forward some measures to prevent and deal with the investment risk of cooperative real estate project.The main contributions of this paper are as follows: in the aspect of risk control in the stage of investment decision,it is proposed to strengthen the control of the risk point of feasibility analysis and to strengthen the prevention of legal risks in the early stage.And set up independent risk research and analysis organization to strengthen the economic environment analysis and pay attention to the agreement of cooperation mode.In the stage of project preparation,attention should be paid to the judgment of profit market and reasonable control of investment risk.At the same time,the positive use of certain information technology,the construction of a sound risk management system.In the process of investment implementation,we should pay attention to the supervision of various uncontrollable factors in investment.At the same time,pay attention to management process design and control,and We will actively improve the risk supervision and management system and improve the communication mechanism.The relevant control measures put forward in this study can provide more scientific and intuitive decision basis for investors of real estate projects and have certain practicability.
