The urban residential land price is an indicator of urban development,which is formed by the combination of economic,population,supply and demand,and other factors.Since the land system reform,the urban residential land price has rise continually.The land price is different between cities,and the urban interior also has a spatial distribution of land price due to micro-factors such as location characteristics,transportation facilities,education,and environment.At present,scholars focus on the influencing factors of land price.There is little research on the regularity of land price for a long time.Therefore,this paper studies the evolution of residential land price in spatial distribution and its influencing factors.It is helpful to reveal the formation mechanism of residential land price,and it has very important theoretical and practical significance for the government to regulate the land market,allocate land resources rationally,inspect and guide city planning.Based on the 688 residential land transaction data of Hangzhou from 2005 to2018,this paper will more intuitively interpret the spatial and temporal evolution of residential land price from the perspective of floor price.Firstly,the HP filter method is used to divide the land market into three stages scientifically and rationally.The Kriging interpolation can estimate the residential land price in Hangzhou without any bias.The digital land price model is established to analyze the residential land price circle,direction and gradient,which initiates deep thinking about the driving factors.Finally,the general linear regression model and the geographically weighted regression(GWR)model are used to study the influencing factors,revealing the spatial differentiation of residential land price.The research finds that:(1)The residential land price in Hangzhou shows asignificant spatial agglomeration,and the intensity is increasing gradually.There are also significant spatial differences,showing a circle structure centered on the West Lake,urban multi-center planning is gradually reflected in the land price.(2)There is spatial heterogeneity in the influencing factors of residential land price.The impact of CBD on the residential land price in Hangzhou is“West strong and east weak”.There is a positive effect on residential land price by operated and planned subway,and the impact of operated line is greater than planned line.The commercial complex has a greater impact on the residential land price in the imperfect area.The negative factors affect the land price of the surrounding residential building negatively.(3)It is worth mentioning that the value of public facilities such as education,hospitals,scenic parks,cultural center and gymnasium is not obvious in the residential land price.It can be seen that the value of public goods cannot be honored during the land transfer process.The government is unable to capture the benefits of public service facilities.
