Benchmark Land Price evaluation is an important part of the construction of public land price system in China.Timely and accurate updating of Benchmark Land Price plays an important guiding role in establishing a fair,just and open land market.Benchmark Land Price is an important basis for macro-control of land market by the government·Renewal of Benchmark Land Price is an important work for the Ministry of Natural Resources to comprehensively manage and rationally utilize land resources according to law,to manifest land assets and to clarify land property rights.Therefore,regular renewal of the Benchmark Land Price is very important The rational setting of Benchmark Land Price will affect the orderly development of the land market and the stability of economic.Collect and sort out the residential land sample data in the urban area of Baokang county.In addition,the land price of residential land sample points is modified by determining the updated parameters of the Benchmark Land Price.To ensure the smooth establishment of the land price database for the sample points,ArcGIS software can be used for operation.Well above the work,can be combined with the actual situation of sample land price database,spatial analysis,it can establish the corresponding database data subset of the sample land price data are normal distribution test,looking for the sample land price data outliers,global trend analysis and spatial autocorrelation analysis,choose the right half variation function model,to space of Kriging interpolation of sample land price,and interpolation using standard error map analysis results.Finally,according to the interpolation results of Kriging space,this is taken as an important basis for the land classification of residential land,so as to effectively ensure the Benchmark Land Price of each level of land.Then,the spatial structure of residential land price in baokang county is analyzed.The main conclusions of this study are as follows:(1)Through the cross-test of four semi-variogram models,this paper finally chooses the ordinary Kriging ring model for spatial interpolation.(2)According to the interpolation results of the ordinary Kriging ring model,the land grade of residential land is divided,the base land price is determined and the land price profile is drawn.The spatial structure of the land price of residential land is analyzed to further verify the rationality of the interpolation results,and to explore the law of the change of the land price of residential land.It is found that the land price of residential land has obvious variability in space.(3)Kriging spatial sowing value method is to directly use the sample point land price for spatial interpolation,and then divide the land level according to the interpolation results to determine the Benchmark Land Price.It is more reasonable than the traditional method of "grading first,then evaluating".The calculation results are more scientific and accurate,and take into account the impact of urban spatial structure on the Benchmark Land Price.
