Under the background of the national "One Belt And One Road" initiative,the real estate industry has become one of the pillar industries in the economic development of urumqi.Although it is relatively late compared with other regions in terms of development,its development speed is relatively fast and it can maintain a relatively stable development trend.However,with the real estate market in urumqi more and more fierce competition.Urumqi real estate enterprises learn from the methods of real estate marketing strategies of other cities in China,which can not meet the current marketing situation at all and is not highly compatible with the development of local regional environment in urumqi.At present,local real estate enterprises have begun to strengthen the reform and innovation,in an effort to find a new breakthrough in marketing strategy.Therefore,the thesis selects the real estate marketing market of urumqi to study,which has certain practical significance and practical value for the development of the local real estate market.Paper collects a lot of readings and literature,based on the theory of marketing,from Tuscany problems that exist in the real estate project marketing,marketing strategy formulation and selection of marketing platform of starting point,after comprehensive analysis,combined with industry marketing rule eventually determine the best commercial real estate company in xinjiang Tuscany project marketing strategy.The thesis mainly consists of four parts.First,based on the micro and macro level of the project,this study discusses the current marketing stage of Tuscany project,and establishes the advantages and disadvantages,opportunities and threats of the project with SWOT analysis.Secondly,the STP theory is used to segment the market of the project.The target market of the Tuscan project is determined after segmentation,and the target market is positioned based on the differentiation characteristics of the project.After that,the marketing strategy of the project was developed from four directions: product,price,channel and promotion.Finally,how to effectively implement the marketing strategy of Tuscany project,put forward the guarantee measures.The thesis combines the theory with the actual situation of the project to analyze and provide a reasonable basis for the establishment of the follow-up marketing system of Tuscany project.It is not only helpful to the Tuscany project of baishangreal estate company to improve the sales volume of the project,but also useful for the real estate enterprises in other areas of xinjiang province except urumqi to improve and optimize their marketing strategies.
