Since the reform and opening up,the rapid development of the real estate industry has gradually become an important part of China's national economy.With the economic development entering the new normal,the market economy is increasingly mature,and the number of real estate enterprises is increasing day by day.Even non-real estate enterprises are gradually joining the market,and the competition among enterprises is increasingly fierce.Human resources as an important part of the sustainable development of enterprises,due to the increase of external employment opportunities and internal organizational management discomfort and other reasons,the flow of personnel across enterprises has become increasingly frequent.This phenomenon is beneficial to the whole market and promotes the flow of talents among various enterprises,which reflects the two-way selection of survival of the fittest.For enterprises,the loss of talents is a loss of resources,so reducing the brain drain is a problem that every enterprise with sustained and healthy development needs to pay attention to.K company is a regional company of the world's top 500 enterprise group.According to the needs of business development,the team has been expanded from 20 to 30 people in the first two years to more than 400 people.Through the collectivized management mode,the daily business of the company is progressing normally,and the housing project is opened for the first time in June 2018.However,with the continuous progress of project development,the number of staff turnover in all departments and ranks of the company is increasing,and far exceeds the industry level.The problem of staff loss has caused the increase of recruitment pressure in the human resources department of K company,the increase of the company's employment cost,the poor stability of employees in the employing department,the frequent handover of work,and the difficulty in controlling the progress of work.Specific reasons for analysis of K company personnel loss and effective countermeasures,based on grounded theory,this paper first adopts qualitative research method,collects and departing employees interview data were analyzed to explore the cause of loss,and further carried out questionnaire investigation and quantitative analysis,and verification and complement the reasons of the loss of employees.Research shows that the factors of employee turnover in K company mainly include external environment,internal organization and individual characteristics.In view of the specific reasons for staff loss in K company,this paper mainly formulated specific countermeasures from the three aspects of establishing a scientific and standardized human resource management system,shaping corporate culture suitable for the company's development stage and risk management of employees leaving the company.This paper hopes that through the analysis and research on the staff turnover of K company,the senior managers of the company can realize the importance of the staff turnover and draw attention to it.Through the analysis of employee turnover factors and the formulation of countermeasures,the number of employee turnover of K company can be reduced,so that the company can attract excellent talents and retain more talents.Meanwhile,I hope to enhance employees' sense of belonging and sense of achievement in K company,so as to promote the healthy and sustainable development of K company.
