| The credit problem of real estate developers is widely concerned by the society.More and more stakeholders are aware of the necessity of credit evaluation of real estate developers,and so is the contractor who is one of the main stakeholders of real estate developers.However,there are few studies on credit evaluation of real estate developers from the perspective of contractors,and a complete credit evaluation index system has not yet been established.Therefore,it is necessary to study the evaluation index of credit rating of real estate developers from the perspective of contractors.Firstly,this thesis summarizes the research status of enterprise credit evaluation index,enterprise credit evaluation method and real estate enterprise credit evaluation.Then,this thesis needs of Asymmetric Information Theory,Reputation Theory and Life Cycle Theory are summarized respectively.Next,through literature identification and expert interviews,25 evaluation indexes of real estate developers’ credit situation are identified.Based on these 25 indexes,a questionnaire is designed to distribute and recycle the data collected from contractors and professionals in related fields.Descriptive statistical analysis,reliability analysis,validity analysis and exploratory factor analysis are carried out on the data collected.According to the result of exploratory factor analysis,the evaluation indexes are divided into four groups: “the developer’s management ability”,“the developer’s soft power”,“the quality of contract signing and performance” and “developer’s response to environmental change”.Then this thesis uses the regression analysis method based on exploratory factor analysis to determine the objective weight of the indexes and the improved analytic hierarchy process(AHP)to determine the subjective weight of the indexes,the final weight value of 25 indexes is obtained by the comprehensive weighting method combined with the two methods.The credit evaluation index of real estate developers under the contractor’s perspective and comprehensive evaluation index model is constructed.Finally,through empirical analysis,it is proved that the evaluation index system constructed in this thesis has good applicability and practical significance. |
