Land use right value assessment is a common type of real estate value assessment,our country is the state ownership of land,only the right to use can be passed between the collective and individual,this thesis focuses on the value assessment of land use right.In general,the main methods of valuation of land values are the market comparison method,the base land value correction method and the hypothetical development method.The law of market comparison is more easily accepted and selected by valuers because of the greater number of cases of market transactions and the simplicity and intuitiveness of the principles.However,when the market comparison method is applied to everyday appraisal cases,due to the lack of conditions inherent in the method and the subjective nature of the individual links,the appraisal results will eventually vary significantly in terms of land value.In order to improve the land exchange market and promote scientific and effective land valuation work,this paper will focus on methodological improvements.The more subjective selection of traditional market law cases,the arbitrariness of the selection of influencing factors and the uncertainty of the weighting of comparative prices are incorporated in the traditional market law with grey correlation analysis and clustering to further select comparable examples that are closer to the valuation object,determine the weighting of influencing factors and the weighting of comparable examples compared to the comparative price.The process of quantifying the uncertainties and applying scientific market comparisons to quantify the calculations and make the results more objective.The paper begins by summarizing and analyzing the current state of land value research at home and abroad,sorting out the basic theories and concepts associated with land valuation,and analyzing the elements that affect land prices,and discussing theories related to the traditional market comparative method.Secondly,according to the relevant problems in land valuation work,the grey correlation analysis and clustering analysis method are used to improve it,and the specific application steps to improve the market comparison method are discussed in detail.Again,the paper compares the superiority of the improved market approach based on the different evaluation results before and after the improvement.Finally,in conjunction with the case of 2019-95 on the south side of Phoenix Hill in Xuzhou City,a specific application analysis of the improved market law,based on the size of the error between the results,by applying more advanced methods to improve the results of the valuation,to obtain valuation results that are relatively close to the market value,making the market law more scientific and accurate in the valuation of land use rights.In this paper,the land use right value of the Phoenix Hill plot No.2019-95 in Xuzhou City was evaluated on December 13,2019,and its floor unit price was evaluated to be 4717.35 yuan per square meter,which provides a value reference basis for real estate development enterprises to make land purchases.This paper has 4 figures,31 tables and 84 references.
