Performance appraisal is an important part of enterprise performance management.The scientific performance appraisal system can reflect the employees'performance scientifically,comprehensively and objectively in a certain period of time by determining reasonable performance indicators,appraisal methods,appraisal cycle and other factors.The results of performance appraisal can not only be used to motivate employees'enthusiasm in salary payment and job promotion adjustment,but also help enterprise managers to find out the advantages and disadvantages of employees in their work in time,and help employees improve their performance in a targeted way,so as to promote the continuous development of the company.However,the performance appraisal system of the vast majority of enterprises in our country is not perfect,especially the appraisal system of salesmen in real estate companies.Many of them are still traditional appraisal methods,which simply depend on the sales performance of salesmen,and can not really objectively reflect the performance level of salesmen.Old and backward performance appraisal methods not only fail to motivate employees,but sometimes bring certain psychological burden and negative emotions to employees,even lead to the instability of the staff,and also bring a greater negative impact on the overall operation of the company.BF Real Estate Company,the research object of this paper,has some problems,such as low performance of salesmen and unstable sales team.Faced with the fierce competition in the market environment,BF Real Estate Company urgently n eeds to optimize and improve the existing performance appraisal system of salesmen.This paper searches and reads a large number of domestic and foreign scholars on the theory and research of salesperson performance and performance appraisal,and on this basis,summarizes and summarizes the concept,characteristics,significance and process of performance appraisal.At the same time,on the basis of full understanding,it chooses the Balanced Scorecard Theory,KPI Key Performance Indicators Theory,360 Performance Appraisal Theory and MBO Target Management Theory,four theoretical methods to study.Firstly,through the way of questionnaire survey,the author concludes that the problems of the existing performance appraisal system of sales staff in BF Real Estate Company are mainly unreasonable appraisal indicators,unscientific appraisal methods and insufficient application of appraisal results.Then on this basis,guided by theoretical knowledge and combined with the actual situation of BF Real Estate Company,this paper puts forward the objectives and principles of the optimization of the performance appraisal system for salesmen,and from five aspects:the construction of the performance appraisal index system,the construction of the performance weight system,the construction of the performance appraisal implementation system,the construction of the performance appraisal feedback and appeal system,and the application of the performance appraisal results to the improvement of BF room.The existing salesperson performance appraisal system of the real estate company will be optimized.Finally,this paper puts forward a series of safeguard measures from three aspects:organizational safeguard,institutional safeguard and corporate culture safeguard,which ensures that the optimized performance appraisal system can be implemented smoothly and play its role to help BF Real Estate Company achieve its strategic objectives.The innovation of this paper is that on the basis of detailed decomposition of BF Real Estate Company's strategic objectives,using the theory and methods of Balanced Scorecard Method,AHP Analytic Hierarchy Process and 360-degree Performance Appraisal Method,and always guided by the company's strategic objectives,the performance appraisal system of BF Real Estate Company's salesmen is optimized,and the traditional model of performance appraisal of the original salesmen is improved.Type.The active participation of the salesmen in BF Real Estate Company makes the optimized performance appraisal system more acceptable and acceptable to salesmen.While improving the performance of salesmen,it also improves their sense of responsibility and belonging.It really combines the personal interests of salesmen with the overall interests of the company,realizes the win-win situation of employees and enterprises,and for other rooms.The improvement of salesperson performance appraisal system of real estate company provides certain reference value.
