China's real estate industry has been developing for nearly 40 years.As a pillar industry of the national economy,it has always played an important role in China's economic development.Due to the industry characteristics such as intensive use of capital and long payback period,financial risks are generally high.In recent years,the state has exercised macro-control over the real estate industry,and the basic policy of"housing and living without speculation has been continuously implemented.In addition,real estate enterprises still generally adopt radical management strategies,and the development trend of the real estate industry continues to decline for real estate enterprises,under the industrial background of slow economic growth and continuous downturn,how to identify and control financial risks,reduce their losses to the minimum and maintain sustainable and healthy development of enterprises is an inevitable and urgent problem.In view of this,this paper,combined with the current development background of real estate industry,comprehensively used literature research method,comparative analysis method,case study method and quantitative and qualitative methods to study the financial risk management of HD Real Estate co.,Ltd.In order to better reflect the impact of the state's macro-control policies on real estate enterprises in recent years,the author selected the relevant financial indicators of HD Real Estate for 2016-2018,analyzed its financing,investment,operation,and distribution risks based on the perspective of capital circulation.And studied its causes.On the other hand,the modified Z2 model is used to evaluate whether the enterprise has financial difficulties.Finally,Suggestions are put forward from the aspects of improving the external adaptability of enterprises,perfecting the risk prevention mechanism of enterprises,controlling the financing,investment,operation and risk allocation of enterprises,so as to reasonably control the financial risks.Through the above research analysis,this paper draws the following conclusions:?1?HD Real Estate has too much dependence on liabilities,poor cash acquisition capacity,insufficient attention to investment projects,inventory backlog,slow return of accounts receivable,unable to timely and reasonable distribution of profits and other financial risk problems.?2?The causes of financial risk of HD Real Estate include too single funding methods,insufficient emphasis on feasibility analysis,reduced profits from housing development business,and insufficient cost control and capital management capabilities.?3?Enterprises should actively explore multiple financing channels to optimize the capital structure,pay attention to pre-planning and feasibility analysis,improve the comprehensive budget system,strengthen the level of cost management,and improve the enterprise risk prevention mechanism.In addition,it is necessary to improve the external adaptability of the enterprise to ensure that it is not easily affected by external factors.It is hoped that the author's research on financial risk of HD Real Estate can provide some reference for financial risk management control in the same industry.
