With the continuous development of China's economy,the process of globalization is further intensified,and Chinese enterprises are facing increasingly fierce competition.Chinese enterprises not only face the competition between domestic enterprises,but also compete with multinational enterprises all the time.In such an economic environment,Chinese enterprises need to adopt different means to integrate resources and enhance their competitiveness,so as to become bigger and stronger until they can share the market with world-class brands.Under the background of China's system,state-owned enterprises play an important role in China's economy.Therefore,the development and expansion of central enterprises is of great significance to the development of China's economy.And the central enterprise resources integration,enhance their competitiveness in general way will choose the way of enterprise restructuring.Many enterprises take advantage of the characteristics of the enterprise trust to effectively avoid the problems existing in other means.But can these enterprises effectively achieve the effect of the enterprise reorganization in the enterprise hosting stage?In order to explore this problem,the paper has selected the case of the ZF real estate trust.The main reason of the ZF real estate trust is the failure of the property program in the real estate acquisition.In order to achieve the purpose of reducing inter-bank competition and resource optimization configuration,the enterprise trust mode is finally adopted.The main research idea of this paper is to analyze the financial position before the enterprise is managed,and then lead out the internal and external factors of the enterprise trust,and then introduce the enterprise trust plan and analyze the financial position and the market performance after the trust.It was found that the profitability of the enterprise after the hosting of the enterprise was improved,but the ability to repay the debt had declined and the operating capacity had not changed significantly.After the analysis of the enterprise comprehensive performance evaluation method,the comprehensive performance after the enterprise is managed to rise.In the end,it is concluded that the enterprise-managed way of real estate can achieve the purpose of reducing inter-bank competition.
