Under the background that China's economy enters a new normal,it's particularly important to make the real estate industry maintain a stable and healthy development.Actually,deepening the structural reform of the real estate supply side is of great significance for promoting the healthy and stable development of this industry.On November 10,2015,Premier Xi Jinping firstly proposed to reform the real estate market from the supply side to point out a correct development direction for future development of the real estate market.In January 2016,Central Finance Conference re-emphasized the importance and the implementation of the supply-side reform.So,the supply-side reform has become "Core" and"Main Force" in the reform and opening.Including,the land market is an important direction for China's supply-side reform.The Central Economic Work Conference held in December 2018,while insisting on structural reforms on the supply side,further proposed "a long-term mechanism for building a healthy development of the real estate market.Therefore,this paper takes the land supply side reform as the starting point,and uses the combination of qualitative analysis and quantitative analysis,and establishes a panel data model to conduct an empirical study on the impact of land supply on the residential market in Dalian.The results of the impact of land supply price,land supply quantity and land supply structure on the residential market in Dalian were obtained,and corresponding reform measures and suggestions were put forward to promote the sustainable and stable development of the real estate industry in Dalian.And by further exploring the big background that China's new economic normality and the supply-side reform,selecting actual land-supply change situation and actual residential-market sales condition in Dalian from 2009 to 2018 as its research scope,as well as taking the relationship between land supply and residential sales price as its research object,as well as utilizing various research methods,such as combining qualitative analysis with quantitative research,integrating theory with practice and others,it made further explorations.Firstly,it clearly defined the concepts of land supply-side reform and residential market,as well as the relationship between actual land supply and the current residential market.Secondly,it made deep analysis on the land supply side reform and the development status of the residential market in Dalian.And based on that,it analyzed the existing problems of Dalian's land supply side reform and its residential market by given basic statistical data.Then,it further analyzed the influence Dalian's land supply-side reform brought on its residential prices,as well as constructed actual influencing direction and degree time fixed effects regression model made on its residential prices by selecting the panel data of Seven administrative districtsof Dalian from 2009 to 2018,.Finally,it proposed a series of policies and recommendations based on given empirical results.The empirical results show that land transaction price,the number of land transactions and the structure of land supply have brought significant influences upon prices of commercial houses in Dalian,in which land transaction price can be said one of key factors determining its residential prices.Suggestions are given for the problem of land supply,for example,adjusting the land of Dalian.With regards to the existing issues related to land supply,it proposed corresponding measures and suggestions,such as adjusting land-supply intensity in Dalian and urban-land management function of local government,improving and enriching perfect land-transferring system and creating a diversified land supply pattern for promoting sound interaction between the urban land market and the residential market in this region,as well as pushing the smooth and healthy development of its residential market and the smooth progress of its urbanization process.
