With the development of the real estate industry,the housing leasing market has become an important part of the real estate market。However,due to historical reasons and the actual situation of economic development in China,the national policy used to favor "sale only and not rent",which inhibited the development of the housing leasing market to a certain extent,resulting in a single housing development investment structure that could not be effective.Meeting the housing needs of residents also restricts the overall development of the real estate market.Therefore,the development and improvement of the housing rental market is of great significance to the construction of China’s housing market.Firstly,the background,purpose and significance of the research are expounded.The two systems simulation methods of system dynamics and multi-agents are briefly introduced,and the research ideas and innovations of the thesis are explained.Then,the concept of housing leasing is defined.The basic characteristics of the housing leasing market and the theory of supply and demand are explained.The research status of housing leasing in China and abroad is sorted out.On this basis,several examples are listed.A case of foreign housing rental market,which summarizes the experience that China’s housing rental market can learn from.Secondly,it reviews the emergence,development and evolution of China’s housing leasing market since the founding of New China.Based on the relevant policies of the housing leasing market and the scale of the housing leasing market,it has made relevant information on China’s housing leasing enterprises.More clear problems in China’s housing leasing market in terms of market supply and demand and market order.Thirdly,it briefly introduces the multi-agent model and the Anylogic platform to make a description,and establishes a housing rental model including the housing rental market agent,the tenant agent,and the leasing enterprise agent.Then,the system simulation experiment was carried out according to the actual situation of Beijing Taodian Rice Field Store.After the results are obtained,analyze the trends and patterns of the overall housing rental market and find out the causes of the results.Finally,it puts forward corresponding suggestions and opinions on some problems in the market structure,market management and other aspects as well as the development of the follow-up housing rental market.The multi-agent simulation method is an effective method to simulate the supply of the housing rental market.It can provide auxiliary decision support for the construction,management and planning of the housing rental market.It can improve the scientificity of the supply structure optimization theory and thus improve the supply of the housing rental market.Provide reasonable decision support for the rationality and scientific structure of the structure and the development of the housing rental market.
