In China,the land valuation industry has been developed and developed with the reform of land use system,which has been in history for more than twenty years.Land valuation in our country has played an important role in land system reform,provide the basis for the government macroeconomic regulation and control the land market,is the need of land transactions,is the need of land tax,is the need of real estate mortgage,insurance and pawn business,is the need of land expropriation margin,is the need of investors decision-making,is the need of real estate disputes,also in the market economy activities play an irreplaceable role.With the development of market economy,land valuation industry development to mature,and has set up a basic down the path of independent development,independent,and basically completed the construction of the industry management system,industry self-discipline and members increasingly standardized,perfect service system.Jiangsu province is the core of the Yangtze river delta urban agglomeration development,advance its comprehensive economic strength and development potential,jurisdiction city's economic growth is obvious,but the dense population,land resources,land valuation industry in the use of land resources to create the biggest economic benefits play an important role,the research present situation and existing problems and thinking of land valuation industry in jiangsu province,put forward the corresponding development countermeasure and the suggestion,solve the government supervision,self-discipline,build high-quality practical operation problems,such as land evaluation personnel,social and economic development of city in jiangsu province has great significance.This paper argues that in the world economic integration and the presence of the new era comprehensively deepen reform in our country,in the domestic urbanization under the background of the increasingly growth,domestic land and real estate market will inevitably maintained better progressly development situation,the development of various enterprises of both in and out of government departments and also increased the demand for land,they also brought in professional demand for land appraisal institutions and practitioners.The land valuation industry,while meeting the opportunities,has also been challenged by many internal and external circumstances and factors,and the industry itself has exposed various deficiencies.Valuation institutions in jiangsu province,the author of this paper size,credit status,regional distribution,report quality and the content of the talent team construction,etc,are discussed in detail and analysis,based on this trying to find the problems and reasons,the current main problems of land valuation industry has the market competition is intense,the valuation institutions in jiangsu province report quality is not high,lack of professional behavior is not standard,good faith and large data on the impact of the traditional evaluation,etc.,on the basis of trying to figure out what the problem,this paper puts forward a method to deal with,which focus on perfecting the laws and regulations,strengthen industry self-discipline and supervision,to speed up the transformation and upgrading,improve staff quality.It is hoped that the research of this paper will have some theoretical reference significance and practical value to the development path and trend of land valuation industry.
