With the continuous development of market economy in our country, the real estatemarket is booming and real estate valuation has become an integral part of the marketeconomy. Our country’s land valuation industry emerged in the1990s and until now it hasdeveloped for just about two decades. Compared to developed Western countries’ moreperfect system of land valuation theory, it seems particularly important for us to activelyexplore new methods of land valuation and improve existing theoretical valuation system.This article selects industrial land mortgage valuation of a company as an example.Through the description and analysis on the basic situation of the four industrial land andevaluated them by urban standard land price coefficient correction method and cost method,thus provide price reference for the company to apply for a loan from financial institutions.In this article, the first chapter mainly introduces the background and significance of theurban state-owned construction land usage rights value assessment case studies, andreviews research status at home and abroad from the connotation of the land price, priceinfluence factors, assessment methods, mortgage and other aspects. Then the land valuationcase selection and expected results are described.The second and third chapter systematically analyzes land valuation theory, methodsand influence factors of land price, the valuation basis and program. The fourth chapterselects a complete land valuation technical report. Chapter five and chapter six analyzes thetechnology and theory problems in appraisal instance, finds out the deficiencies and putsforward improvement suggestions so as to provide certain reference for the future industrialland evaluation.The main results of this paper are as follows: The relevant land valuation theory;Completed technical report of land valuation; Related issues discussion of land valuation.Combined with in-depth analysis of the land valuation report, the paper puts forward thefollowing suggestions:1. To improve the land valuation report quality: Land valuators should improve theirprofessional quality and professional sensitivity, try to learn more related knowledge tobroaden their knowledge and optimize the knowledge structure.2. To determine the technical parameters and the adjustment factors: On the basis oftheory research, we should improve the methods of related parameters and calculationformulas in order to provide the basis for valuation to ultimately promote the developmentof land valuation practice.
