Today,with the reduction of the demographic dividend and the increasingly serious environmental problems,the extensive traditional cast-in-place construction method can no longer meet the development needs of the construction industry.Prefabricated buildings represent the future development of the construction industry due to the realization of factory operations and unique advantages in water saving,material saving,land saving,energy saving,environmental protection and saving time.The current full hardcover delivery has also brought opportunities for the development of prefabricated buildings,and national and local governments have promoted prefabricated buildings.However,the problem of high cost of fabricated buildings constrains the development of fabricated buildings.This paper intends to study the incremental cost and incremental benefit of the prefabricated building.On this basis,it determines the best assembled building component combination scheme and the economic assembly rate,and promotes the promotion of the assembled building in China.This study intends to obtain an economical and reasonable assembly rate and Component combination scheme from the perspective of fabricated building components,from the incremental cost and incremental benefits of the components of the prefabricated and cast-in-place buildings from the full life cycle of the building.First of all,under the current list pricing model,the incremental cost of fabricated buildings and cast-in-place is compared from the perspective of people,materials and machines by means of consumption quota,and the components are selected from the perspective of cost.Secondly,from the perspective of the life cycle of constructionprojects,from the perspectives of water saving,material saving,energy saving and environmental protection,the incremental benefits of prefabricated buildings relative to cast-in-place buildings are quantified,and based on the principle of cost sharing and efficiency of benefit allocation,the cost-sharing mechanism of prefabricated buildings is established;The contribution of each component to the incremental benefits of the fabricated building is analyzed,and the incremental benefits are distributed to the components.In addition,based on the amount of labor consumed in the quota,the importance of each component for the duration savings is measured.Finally,under the condition of balancing the expected returns of the prefabricated buildings by developers,consumers and government,the calculation model of economical and reasonable assembly rate is established under the constraints of funds,construction period and various indicators,and the optimal one is determined.And applied in the empirical,verified its rationality.This paper analyzes the incremental cost and benefit of the entire life cycle of the prefabricated building,and concludes that the preassembly building has higher cost in the early stage,but the benefit of the whole life cycle is huge and it is worth promoting.At the same time,from the perspective of cost and benefit,the assembly order of the assembled building components was selected.Finally,under the constraints of stakeholders on resources and funds,the calculation model of assembly rate was established,which provided a reference for the government and developers in the early stage decision-making,and promoted the promotion of prefabricated buildings.
