With the popularization and development of prefabricated buildings in China,scholars in the industry began to study the prefabricated buildings,mainly focusing on the construction technology,green degree,development trend and gain cost.If we want to promote prefabricated buildings,we need not only technological innovation,but also economic progress.As a comprehensive subject combining economy and technology,value engineering is conducive to the reasonable analysis of product function and cost.Using value engineering to analyze and judge the value of prefabricated buildings not only considers its economy but also its feasibility.How to find a balance between green performance and cost-effectiveness of prefabricated buildings and reduce cost expenditure on the premise of meeting the requirements of green performance of users is a major difficulty in the early planning of prefabricated buildings before construction.In this paper,the related concepts of prefabricated building are described,and the development and research trends at home and abroad are summarized.Through the introduction of value engineering,this paper analyzes the value of assembled buildings under different assembly rates.The basic formula of value engineering is applied,including green performance matrix,life cycle cost matrix.Green building evaluation standard and assembly building,considering the difference between assembly building and traditional building,the evaluation index system is divided into five stages(part production stage,part transportation stage,construction stage,operation management stage and recycling stage)from the whole life cycle.Through AHP method and standard deviation method to determine the subjective and objective weight and then determine the combined weight,fuzzy comprehensive calculation to get the green performance matrix.The economic cost of the project is determined by the project list and quota.The carbon emission of each stage is analyzed.According to the carbon emission,carbon emission factors and carbon trading price,the environmental cost of the five stages of the prefabricated building is determined,and then the comprehensive cost is normalized to obtain the life cycle cost matrix.Based on the basic formula,the value engineering model of prefabricated building is established,and the relationship between green performance and cost balance of five-stage prefabricated building is discussed.The optimal value is sought in function and cost,which provides the optimal allocation model for the promotion and construction of prefabricated building.Further discusses the green performance and cost comparison of assembly buildings in five stages of the whole life cycle under different assembly rates,fuzzy comprehensive calculation of the cost performance of assembly buildings under two different assembly rates,discusses the impact of assembly rate on the cost performance of assembly buildings,and promotes the promotion of assembly buildings.
