Since the second half of 2018,China’s real estate market regulation policy is more and more tight,in order to prevent the overheating of the real estate market,the government to "room live not fry”macro-control policy not to give priority to tone,restrictions on the purchase quantity,at the same time limit a cycle,improve the first set of house down payments,improve the bank loan interest rates,such as policy,coupled with the rest of the world in early 2020 COVID-19 outbreak,the influence of a cooling real estate market transactions,and real estate industry competition and entered into a new competition situation.Real estate enterprises are faced with such proble:ms as the difficulty of DE-transformation,the pressure of capital return and the reduction of profit margin.Under such a severe external market environment,it is of great significance for enterprises to implement an effective mechanism to control the whole process of development costs,which will improve their market competitiveness and maintain their stable and healthy operation.Under the above background,this article selects property group B S project as the research object,by studying the whole process of cost control and management of real estate group B,the whole process cost management and cost control of real estate related theory,research method combined with the actual development project,and then targeted to S cost control problems of project cost control and management of specific measures are put forward.First of all,this paper introduces the research background of the whole process cost control.Then,under this background,on the basis of studying the current situation,theories and methods of the whole process cost control in the real estate industry at home and abroad,the status duo of the S project in the development process is analyzed.Then,the index comparative analysis method is used to propose the problems existing in the cost control of the S project before the land investment,after the landing of the project and after the completion and acceptance of the project.Then,the causes of the problems are analyzed with the brainstorming method.Then using factor analysis method and relevant management theory,to project the main factors influencing the cost control in the process of development is analyzed,and the project after the landing of the main working cost analysis layer by layer,in order to formulate the main measures to solve the problems in cost control,and deviation of S project actual cost and target cost analysis,so as to achieve effective control of cost,the profit of established goals.Finally,this paper puts forward the expected effect of S project through cost control measures in all stages of the whole process of the project and the subsequent improvement direction.
