In The Whole Process Of Cost Control And Cost Management Of Real Estate Project Of A State-owned Wingceltis Mansion Project

With the rapid economic growth in China,it is more and more urgent for real estate industry to control the whole process engineering cost of construction projects.The engineering cost in China also changes from the stage management to the whole process management,so engineering cost management must be integrated with international society,which makes the manager manage and control the engineering cost at a new point.System planning and control need carrying out for unexpected events in whole process engineering cost management,which it's difficult to prevent by control and management of investment cost.To address these issues,through literature research,related issues have been illustrated.Domestic and foreign engineering cost control research have been analyzed,and the status quo of real estate development in China has been discussed.This paper stands at the point of consulting firms,in the bill of quantities mode,to explore the whole process of project cost management problems from the following three stages:(1)the preparation stage;(2)construction stage;(3)the stage of completion.Through the basic theory of project cost management review and literature analysis,theory and methods in whole process engineering cost control used in China have been systematically analyzed.A method of cost control based on value engineering--fuzzy analytic hierarchy process is proposed.According to the actual situation of real estate development in China,combining the example about whole process engineering cost management,the control method of project cost in each stage of project development is put forward.Problems in various stages of construction project implementation are carefully analyzed,compared,and the solution to the problem is put forward,which provides experience and strategies to help the future in related management.The results are of great practical and theoretical significance for the study of whole-process engineering cost control,provide technical reference and help to carry out the whole process of cost management and cost control.
