Rail transit has become an essential transportation choice for urban residents to travel,but the construction and operation of rail transit need huge financial support.The State Council has raised the "threshold" of urban rail transit planning,and made certain constraints and guidance on financial investment from the macro policy level.Under the trend that rail transit has gradually become a hot project of urban construction,improving the financial sustainability of rail transit system and optimizing the location and layout of rail transit stations have become a hot topic of academic research at this stage.How to make the size of the premium effect affected by the layout of rail transit stations reach the optimal level while meeting the relevant technical standards,and play a higher financial efficiency,has become the core issue of this paper.Based on the idea of sustainable development of financial benefits,this paper studies the optimization model of rail transit station layout suitable for Chinese urban characteristics,and on this basis discusses the construction and solution method of multi-objective optimization model based on GIS platform.In this paper,the metaanalysis model is introduced to analyze the change rule of rail transit premium effect:the premium effect shows the spatial differentiation which is stronger in the urban non central area than in the central area,and diminishes from the inside to the outside in the station area;in different properties,the positive premium effect of commercial facilities is stronger than that of residential houses,and the land floor price of land transaction is stronger than that of real estate transaction;the technical characteristics of rail transit On the one hand,the impact of the planning and construction period of the line on the value-added of adjacent real estate / land is higher than that of the operation period,and the premium effect intensity of commuter railway is lower than that of light rail and subway;the difference of service facilities allocation level in rail station area will cause the fluctuation of premium effect intensity by 4%-5%.Based on the law of the difference of rail transit premium effect,this paper constructs the optimal target model of economic benefit for the optimal layout of rail transit stations.The model combines the capital cost of rail transit construction and operation and the economic benefits obtained to analyze,and uses linear programming to build an optimization model to maximize economic benefits with empirical cases to prove.Then,the linear mathematical programming method is introduced to integrate the three objectives of traffic technology optimization,spatial planning coordination and economic benefit optimization,and the optimization objectives such as line operation time minimization,service residents scale maximization,land use mix degree most equilibrium,premium recovery economic benefit maximization are selected to form a multi-objective comprehensive model,which is generated by combining the special elements of Chinese cities The TOPSIS method is constructed to solve the multi-objective model.Finally,using arcgis10.5 as the platform to integrate Wuhan geographic information data,taking the station layout of Wuhan Rail Transit Line 5 as the empirical object,the optimal layout scheme is obtained,and the optimization effect of the model is tested.Finally,the optimal value of each single objective model and the optimal results of three different development directions(balanced development,economic benefits and planning coordination)of multi-objective comprehensive optimization are obtained.The results of the model are analyzed and evaluated in detail on the basis of elaborating the parameters.The author summarizes and analyzes the research results of the model,and on this basis,discusses the direction of model adjustment and modification and the following research topics.
