With the development of Internet economy and the promotion of experiential consumption concept,urban consumption mode has gradually changed,and new requirements have been put forward for traditional commercial space.The transformation of commercial space in old urban areas has become one of the important topics in the era of stock planning.The traditional research on commercial space transformation in old urban areas mostly stays in the aspects of shop type and street landscape facilities,and fails to set up the concept of systematic development.It is not enough to understand the contradiction between the motive force of commercial building’s development and its urban environment,and the effect of improving commercial space vitality is limited.Niche theory is one of the most important theories in ecology.Its significance lies in exploring the relative position and role of Eco-Elements in the ecosystem,helping the Eco-Elements and their ecosystems to achieve sound development.Urban commercial space involves many factors such as material,energy,society,economy and so on.It is a complex ecosystem.Niche theory has important guiding significance for its development and construction.Based on the in-depth study of the theory of niche and urban niche,this paper sorts out and summarizes the concept,components and types of urban commercial space.In view of the fact that there is no effective convergence between niche research and urban commercial space transformation at present,this paper takes commercial facilities as ecological elements,taking commercial space environment resources as ecological factors,and puts forward the theoretical framework of urban commercial space niche evaluation from the perspective of niche theory,and tries to build an evaluation model of urban commercial space niche,so as to analyze the development of urban commercial space.On this basis,we formulate corresponding transformation and upgrading strategies.At the same time,based on the evaluation model of urban commercial space niche,taking the municipal commercial center in the downtown area of Tianjin as an example,the evaluation of urban commercial space niche is carried out.According to the evaluation results,we selected the commercial center as the object of transformation,and combed its existing problems.Combined with the ecological niche evaluation results,we put forward the corresponding transformation and upgrading strategies from the three levels of commercial facilities,commercial space environment and business center,and got further conclusions and suggestions.
