Research On Guidance And Control Of Commercial Layout And Space Utilization Of Lijiang Dayan Historic Conservation Area

As the carrier of urban culture,historic conservation area is an important part of cultural heritage and carries the important tourism activities of the city.However,the lack of guidance and control on the rational use of historic conservation area has worsened the conflict between block protection and commercial development and caused many negative effects.Therefore,how to control the layout and utilization of commercial space in historic conservation area is an urgent problem to be solved.This thesis selects the historic conservation area of Dayan Old Town in Lijiang,which has a great impact on commercialization,as the research object.Based on the theory of land rent,Maslow’s hierarchy of needs and cybernetics,exploring how to guide and control the construction and development of commercial space of historic conservation area in the ancient city,so as to achieve a win-win situation between the protection and commercial development of historic conservation area.First of all,by using the methods of field research and literature review,this thesis combs and analyzes the evolution of commercial space in Dayan ancient city of Lijiang,and puts forward the problems of commercial space development.Secondly,through POI commercial network pick-up and data visualization method,this thesis studies the current situation of commercial space utilization and business distribution of historic conservation area,and concludes that there are some problems in the distribution of commercial space,such as out of control of quantity and scale,homogenization,cultural conflict and so on,which is affected by land rent and other factors.Finally,the main principles of guidance and control are elaborated,and the management strategies and design strategies of guidance and control are refined from different levels.In a word,clear optimization of commercial space layout is inseparable from scientific and reasonable guidance and control,so as to realize the coordination of the relationship between the protection of historic conservation area and commercial development,which has a certain reference significance for the activation and utilization of historic conservation area.
