Research On Function Configuration Of Public Space For Centralized Long Rent Apartment

In the context of the rapid development of housing commercialization is still in the ascendant,high housing prices make the urban low-income groups unable to enter the commercial housing market,and the basic housing demand conflicts.Under the background of macro policy support,continuous expansion of rental demand and upgrading of rental consumption,centralized long-term rental apartment has also been developed on a large scale.However,there are still many outstanding problems in the centralized long-term rental apartments,such as one-sided top-level design,lack of theoretical methods and backward design standards.Moreover,the research on the allocation of its core space,public space,is insufficient,which leads to the prominent problem of function mismatch and disordered market development.Therefore,this paper takes Shanghai as an example,which is the forerunner of the development of centralized long-term rental apartments.Through literature research,network research,field investigation and quantitative analysis,this paper studies from three aspects: the function configuration,area configuration and layout configuration of public space,and tries to summarize the configuration index of public space function of centralized long-term rental apartments,so as to provide reference for future research Researchers and relevant practitioners provide valuable reference.This paper follows the research idea of "background research-basic Research-configuration research-Design Application"(1)Background research(Chapter 1)Firstly,this paper discusses the necessity of the research on the functional allocation of the public space of the centralized long-term rental apartment.Secondly,this paper defines the centralized long-term rental apartment,public space,functional allocation and research area.Thirdly,this paper expounds the research purpose and significance of the paper,and briefly reviews the research status at home and abroad.Finally,this paper puts forward the research framework of this paper.(2)Basic research(Chapter 2)Firstly,the paper studies the construction status of centralized long-term rental apartment.Secondly,This paper analyzes the characteristics of apartment customers.Thirdly,the paper analyzes the experience and lessons of rental housing design abroad.Fourthly,the paper explores the relevant theories and methods to adapt to the research content of this paper.Finally,based on the above research,the research plan of this paper is made to lay the foundation for the configuration research of this paper.(3)Configuration study(Chapter 3,4,5)The paper studies the three problems of public space function,namely,the configuration of area and the layout.In terms of composition and configuration,first,the paper makes a survey of the current situation of public space function from three dimensions: function composition,usage and importance evaluation.Then,it puts forward the problems and solutions in function configuration.Finally,it puts forward the configuration strategy of function composition.In area allocation,first,the status quo of area allocation,area use status and use area evaluation are investigated.Then,the problems and solutions of area allocation are proposed.Finally,the area allocation strategy of power is proposed combining the survey data and the spatial layout indicators.In the aspect of layout configuration,Firstly,the paper makes a survey and analysis of the overall layout,function combination mode and spatial syntax of public space,summarizes the characteristics of different layout forms.Then,it puts forward three main problems in layout configuration,and puts forward corresponding solutions.Finally,it puts forward the strategy of layout configuration.(4)Design application(Chapter 6)Combined with the above research on the "what","how much" and "how to configure" of the public space of long-term rental apartment,through the transformation design of the actual case,the design strategy is further deepened and improved.
