With the rapid expansion of the sharing economy,new modalities under the sharing economy are coming,profoundly changing the traditional economic manner of human society.As a fresh modality of the sharing economy,long-rent apartment is favored by young people because it fits their concept of living.However,in the development process of long-rent apartment,the problem of its housing supply has become increasingly serious.Many young people are unable to apply for long-rent apartments,and the supply of long-term rental apartments is seriously inadequate.After the 2019 central economic work conference stressed housing stock to upgrade and develop the rental housing,Nanjing,Shenzhen and Qingdao,etc are coming out building to rent the apartment rules,in order to satisfy the demands of rent the apartment houses,comply with the urban incremental operation trend,encourage the rational utilization of vacant existing buildings.Therefore,in order to accelerate the conversion of existing buildings into long-rent apartments,rational advance is extra important.The purpose of this paper is to identify drivers,predict the development of drivers,and then offer the reference for the related decision-making departments to enact more rational approach,so that the two can be converted well.With the sharing economy as the backdrop,this paper studies the driving factors of the conversion of existing buildings into long-rent apartments.First of all,this paper sorted out the definition and theoretical research achievements related to sharing economy,existing buildings and long-rent apartments,expounded the matching of sharing economy for the reconstruction process,explored the existing building types suitable for the reconstruction of long-rent apartments.Secondly,by reviewing the development process of long-rent apartments and existing buildings,the reasons for the slow transformation process of existing buildings into long-rent apartments are explored through the development status,and the driving factors for the transformation process are identified,which provides a qualitative basis for the setting of structural equation and system dynamics in the following paper.Then based on the structural static-dynamic equation and system dynamics method,this paper used professional likert scale questionnaire survey data to analyse of the relation between the driving factors.By their relation,measurement model and structure model is established,and refine the route analysis structure model among potential factors and target factors,the confirmatory analysis model between potential factors and potential factors,the driving factors of the complete path of the static analysis significantly.What’s more,according to the logical connection in the structural equation model,the system dynamics model was established by taking Chongqing City as an example,the cause-and-effect loop diagram and the system flow diagram were drawn,and the trend simulation and prediction of target drivers and sensitive drivers were completed.Last but not least,under the results of the exploration,some of helpful recommendations are obtained on how to improve the conversion of existing buildings to long-rent apartments and make use of the driving factors reasonably under the background of sharing economy.The results show that:(1)19 factors,such as the policies and regulations of long-rent apartment,population development and neighborhood characteristics of housing resources,are important driving factors for the transformation of existing buildings into long-rent apartment.(2)Policies and regulations and industry development,housing characteristics and project cost,urban development and project renovation and other factors affect each other,there are 12 significant correlation paths.(3)Based on driving,the proportion of long-rent apartments,existing building stock and the target factors of urbanization rate develop in a broken line and an upward curve with time,respectively.(4)The ratio of supply and demand of long-tenancy apartments is more sensitive to the three driving factors of migrant population,comprehensive cost and location advantage of long-tenancy apartments.The existing building stock is more sensitive to the ratio of vacant/inefficient utilization of residential,public and industrial buildings,and the urbanization rate is more sensitive to the ratio of supply and demand of long-tenancy apartments and the existing building stock.
