Research On Upgrading And Reconstruction Of Old Residential Buildings In Xi’an University Of Architecture And Technology

With the transformation of China’s urban development from "extensive" to "stock optimization" mode,in 2019,the State Council officially listed "renovation of old residential areas" as a national policy,and the upgrading and renovation of residential buildings has gradually become a new focus of architectural discipline.However,in the transformation process of old residential buildings led by the government,there is often a lack of reasonable and scientific guidance,and the transformation method often presents superficial,homogeneous and unsustainable,which destroys the memory and culture of the original place.Under this background,how to scientifically transform the old community is an urgent problem to be studied.First of all,on the basis of the research status of the renovation of old residential buildings at home and abroad,this paper conducts a large number of investigations on the old residential buildings built in different eras in Xi ’an and the renovation status quo,and clarifies the common problems existing in the old residential buildings in Xi ’an,the implementation of "old residential district reconstruction" and the existing problems.Secondly,taking the actual project of the renovation of old residential buildings in the community of Xi ’an University of Architecture and Technology that the author actually participated in as an example,the work content and results of each stage are analyzed.Through field research,residents interview,chart analysis and other methods to the residential monomer,outdoor environment,public service facilities and residential groups and other aspects of the study,summarize the existing problems;Formulate the principles and objectives for the renovation and upgrading of old residential buildings;From three levels,the transformation of indoor space(kitchen and bathroom space,living space and balcony space),the transformation of public space(addition of elevator,public stairwell transformation,installation of access control)and the transformation of building envelope structure(energy saving transformation design,renovation of building facade,design of facade image),The renovation design and construction of the old residential buildings in the community of Xi ’an University of Architecture and Technology are carried out,and the corresponding upgrading and renovation strategies are summarized.Finally,the paper summarizes and summarizes the research results of this paper,expecting to be able to provide a certain reference for the reconstruction of old residential buildings in the future.
