| The jobs-housing spatial relationship is a complex social spatial relationship,which provides people with a new perspective to understand the growth and operation of the city.This thesis studies the characteristics,formation mechanism and influencing factors of the relationship in the Sino-Singapore Tianjin Eco-city,and puts forward optimization strategies.This paper has reference significance for alleviating the imbalance of the relationship,improving the commuting quality of residents and promoting the sustainable development of the Eco-city.This thesis mainly obtains the basic data through the questionnaire method,designs the questionnaire and distributes it through the Eco-city Network Community with the assistance of the Eco-city management committee.It is mainly a questionnaire survey to the residents in the city,This method is suitable for grasping the characteristics of the new residential city.This thesis analyzes the formation mechanism and main influencing factors of the relationship,then puts forward the specific optimization strategy,the main conclusions are as follows:In terms of characteristics and evaluation,this thesis uses Excel+GIS to analyze the data of respondents’ location coordinates,social,natural and commuting attributes.The data shows that Eco-city has obvious characteristics of residential new city.The average commuting distance of respondents is long,the commuting ratio of private cars is high,and most of the high-income people work outside the city.At present,the ratio of jobs-housing balance is 0.74,and the independent index is 0.52.In terms of the formation mechanism and influencing factors,this thesis mainly analyzes the impact of factors such as the built environment around,government policies,employer location decision-making,individual choice of residence decision-making,public transport infrastructure.This thesis holds that the relationship is gradually formed by the mutual choice of the government,employers and employment individuals.The Eco-city relies on the surrounding built environment,takes "priority population introduction" as the starting idea,and successfully attracts the population of surrounding functional areas and other provinces to move into the Eco-city with excellent education resources,public service facilities and ecological environment.However,the industrial development of the Eco-city is relatively slow speed,low occupancy rate of real enterprises in the industrial park,mismatch between employment opportunities and employment demand in the Eco-city,which is reflected in the high proportion of residents working out of the city,in addition,the attractiveness of the public transportation system out of the city is insufficient,and the high proportion of residents commuting by private cars causes the traffic congestion.In view of the above research,this thesis considers that the factors and mechanisms affecting the balance of jobs-housing spatial relationship are complex,including the alignment and adaptation of regional spatial industrial policies,basic development environment and Eco-city development,as well as its own planning functions,the realization of planning objectives and the degree of dynamic adjustment in the implementation,and the prospect of local government’s population introduction policies in the development.Finally,in the regional development of the "competition and cooperation" relationship situation,this paper suggests to enhance the accessibility to the external employment,and continue to take the advantages of education,public service and environment to attract the living population,to refine the introduction strategies of various employers,industries and enterprises,so as to promote the relative balance and sustainable development of the Sino-Singapore Eco-city. |
