In recent years,in order to improve the living environment,improve the urban function and meet the needs of people’s better life,the state vigorously promotes the comprehensive renovation of old residential environment,and has made some achievements.However,the comprehensive improvement of old residential environment carried out nationwide is led by the government,which not only brings huge financial pressure to the government,but also ignores the important role of the market.At present,the government has been aware of this problem and is actively seeking market participation,but it has not yet formed a mature model,and has not been able to conduct a scientific and comprehensive value evaluation of the market participation model for the comprehensive improvement of old residential environment.Therefore,in view of the above shortcomings,this paper takes the optimization of the market participation mode of the comprehensive improvement of the environment of the old community as the topic to carry out the research of this paper.(1)First of all,this paper summarizes the research at home and abroad from two aspects: the comprehensive renovation of old residential environment and the market participation mode,and evaluates the existing research,then finds that there is no mature market participation mode of the comprehensive renovation of old residential environment in China,and there is no scientific and reasonable market participation mode value evaluation method;(2)Secondly,through literature review and case summary,combs out the concept and connotation of the old residential quarters comprehensive renovation,market participation mode and market participation mode of comprehensive renovation of old residential environment;(3)Thirdly,combs the market participation mode of comprehensive environmental remediation of old residential areas at home and abroad,uses swot-ahp-tows method to identify the dilemma of market participation mode,and puts forward corresponding qualitative and quantitative optimization strategies for key issues;(4)Forthly,according to the qualitative optimization strategy,clarifies the objectives,basis and methods of the optimization and carries the optimization from the participants and rights;(5)Fifthly,according to the quantitative optimization strategy,finds the problems of the traditional quantitative evaluation method,uses more scientific real option evaluation method to evaluate the economic value of market participation in the old community environment comprehensive treatment project,selects the appropriate option type and mathematical model according to the actual situation;(6)Finally,the case study of Xianghe Yayuan community in Yanziji,Qixia District,Nanjing city is carried out to optimize the remediation mode and calculate the project expansion value(project net present value + real option value),which proves that the market participation mode optimization of the comprehensive remediation of the old community environment in this study is feasible.In the theoretical sense,the research of this paper is helpful to clarify the market participation mode and its problems in the comprehensive renovation of old residential environment,to qualitatively and quantitatively optimize the market participation mode in the comprehensive renovation of old residential environment.In the practical sense,the government can change its functions,formulate more effective market participation incentive policies,while the market can find a more feasible participation mode,and the residents of the old community can get a more livable environment,which is of great significance to promote the sustainable development of the comprehensive improvement of the old community environment. |
