| In recent years,the state has tightened control over real estate,various regulatory policies have become more stringent,complete,and frequently implemented.Competition in the residential sales market has become increasingly fierce.However,the annual residential sales scale of various real estate companies is still increasing year by year.An important reason for the above phenomenon is that various real estate companies have implemented a high-turnover operating model during the development of residential projects.The high-turnover operation model is a new type of management and practical tool that uses residential sales as a product in the current social development process.It is an important practical method for real estate companies to achieve efficient development.However,the current research on the reasons for the formation of high turnover and its impact is still relatively insufficient.Therefore,on the basis of combing the research results of the high-turnover operating model,this article combines actual work experience to systematically study the high turnover mode of residential project development.First of all,on the basis of comprehensively combing the related theories and literature of high turnover,this article screens out relevant evaluation indicators,including time evaluation indicators based on the whole process of project development and financial evaluation indicators based on the Du Pont model.The study found that high-turnover operations reflect high-speed operation and efficient operation.On the one hand,the project construction cycle is reduced,and on the other hand,it is operated in debt to speed up capital turnover.High turnover can significantly improve the profitability of real estate companies.At the same time,macro factors,internal enterprise factors,and individual project factors also affect the choice of high-turnover operating models by real estate companies.Secondly,based on the evaluation of the high-turnover operation effect,the positive and negative effects of the high-turnover operating model are analyzed.The positive effects mainly include the agglomeration of scale benefits,the improvement of financing capabilities,the upgrade of management measures,the improvement of professionalism and the reduction of individual project risks.Negative effects mainly include increased business risks,frequent occurrence of quality and safety accidents,malicious use of OPM strategy,and supervision gradually becomes a formality.Therefore,on the one hand,the high-turnover operating model has played a positive role in the development of real estate companies,expanding the scale of business operations and increasing business revenue,on the other hand,it also brings a series of problems,such as the decline of product quality,the prone to safety accidents,and the chaos of industry operation.Finally,based on the above research conclusions,this article puts forward countermeasures and suggestions to promote the sustainable high-turnover operation of residential project development.The high-turnover operating model is a "double-edged sword" for real estate companies.On the one hand,real estate companies should continue to take advantage of its benefits,and on the other hand,they should pay attention to avoiding various problems it brings.Real estate companies should reasonably implement high-turnover operating models,and they should implement different levels of high-turnover operating models based on their own operating capabilities at different stages.In the future,the sustainable operation and development of real estate enterprises will not only study high-turnover operating models,but also need to strengthen research on product forms and product profit margins,so as to continue to grow bigger and stronger. |
